We’re liking this modern twist on the brownstone apartment. The duplex apartment at 100 2nd Place includes a grand parlor floor with kitchen and living areas and a garden floor with a master suite and two other bedrooms. The entire place has been immaculately renovated. All very nice, but we’re skeptical that the asking price of $1,890,000 is going to fly. Seems pretty pricey, no?

It’s a five story bldg, two duplexes and a simplex. Bldg was a gut job and finished in 2007.
Hey, 11217! The entire house or this apartment? And if the apartment, that may be, but I still wouldn’t pay it.
Besides, I’m in negotiations to buy Ringo’s apartment in Brooklyn Heights at the moment. Funny, Ringo, that I’ve come around to liking those floors and you’re over them!
PS, this would be within my budget if it was the entire house with rental income.
They bought for $1,858,000 in 2007, and probably paid dearly in closing costs, as a new condo. So from this perspective I understand the pricing, especially because it’s the type of apartment and location people can fall in love with.

Dave, thanks. I got this listing from StreetEasy this morning, but hadn’t had a chance to check it out yet. I love the dark stained floors (my new fave), the garden and the baths, and I like the kitchen (don’t love it).
But I blanched when I saw the asking price. Putting aside that it’s out of my price range, I would never pay that for a duplex, let alone on 2nd Place. For that price, as I’ve said before, I can get an entire house in several nice nabes. And, at the moment, there are 1-2 duplexes in Brooklyn Heights that I want to see for this price or less. I’ll dig up the listings and send them to you later.
It’s nice, and big. Nice street too. But is that $1500 in monthly maintenance/taxes? Tad bit steep, no? Purchase price seems quite high for half of what I’m guessing is a 4 story building.
I thought it was $1.390 and was thinking that it’s so much nicer than the Park Slope place yesterday. But nearly 2mm? Wow. Can’t you get a house for that — and have an easier time financing?
If you want to get picky, I’m over the ebonized floors and the broker should have dragged kitchen table into center of room, on rug. But it’s a great place.
So can you park your car on that slab in front of the stoop???
Beautiful finishes and perfect layout, 24ft-wide, backyard, but, but, but the price is super-ambitious.
