We’re liking this modern twist on the brownstone apartment. The duplex apartment at 100 2nd Place includes a grand parlor floor with kitchen and living areas and a garden floor with a master suite and two other bedrooms. The entire place has been immaculately renovated. All very nice, but we’re skeptical that the asking price of $1,890,000 is going to fly. Seems pretty pricey, no?

    Snappy, I HATE when you get like this. It has not been same old, same old this week.

    Ringo, lol, and 11217, I guess the reason I like the dark-stained floors — trendy or not — is I haven’t really seen all that much of them, so to me they’re still novel. What I do HATE are the sinks that sit atop the counters, like the ones in the bathroom here, and I HATE the cabinets that open horizontally!!! Enough already!

  2. The price of this apartment seems to reflect the difficulty that sellers (who paid top dollar) are having in adjusting to the new real estate reality. If the sellers got asking price, they would probably barely break even. The current reality, however, suggests that if they really want/need to sell it, they will have to take a loss. That’s got to be hard to face.

  3. Snappy, I’ve been posting to you in the OT all week, but clearly you’re avoiding it and/or me. On Monday, I had a long post to you about why you’re in the dog house with me and it had something to do with an explosion of glitter in my apartment on Sunday.

  4. Just for this apartment, CGar…

    Unit 3 in the building sold for $2,046,682 in 2007 and Unit 2 sold for $1,020,000.

    This price seems absurd, even though it is very nice and I’m sure someone will fall in love.

    I hate those floors though. Really hate them. So trendy.

    Personally, for the same price (and same square footage) I’d rather have this one (already discussed here on brownstoner, I think)…

  5. The light fixture in the living room is hurting my feelings. Deeply. But the moldings and the floors are incredible. The finishes and layout would make me reconsider my absolutely-no-condo-living stance.
