We’re liking this modern twist on the brownstone apartment. The duplex apartment at 100 2nd Place includes a grand parlor floor with kitchen and living areas and a garden floor with a master suite and two other bedrooms. The entire place has been immaculately renovated. All very nice, but we’re skeptical that the asking price of $1,890,000 is going to fly. Seems pretty pricey, no?

  1. Just back from a walk-through. Above average in every way. My view – inventory of large, well organized, modernized, units in BH, CG, CH is very thin.

    Anyone know who the developer was? I would like to talk to him/her.

  2. Look at 277 president and the new development on sackett…seems to indicate a healthy appetite for nice 3 bdrm condos, even at this price. I checked out this open house back in 07, very well done.

  3. Who knows, maybe they’re checking if they can get out alive. Some properties still trade at the top of the market (see last week’s biggest sales for evidence), and it’s really quite lovely. If they are truly motivated to sell, and they can’t find a greater fool, I suspect they will find someone once the price gets closer to $1,500,000. Ouch!

  4. So if maintenance on this place and the other duplex are both $1,200/mo and the simplex is half that, that equals $36K/year. What could that possibly be for since it doesn’t even include taxes?

    Also, the ask values the building at about $5mm. Any comps support that price, ever?

  5. Sellers will definitely take a bath if they need to sell, since they bought at the top of an inflated market. For $1.3 million, it would go in an instant. Keep in mind you also get the entire finished basement, which is a huge plus.

  6. 11217, lol, I know you weren’t posting it for me, and I do love Montgomery Place. I’m guessing your link has more detail in it, which is frankly my preference in a Brownstone apartment.

  7. The one I posted is on Montgomery Place. I wasn’t linking it for you necessarily (because I know you aren’t looking in the Slope plus it’s pricey) but just saying in general that if I were looking for a 2300 sf 3 bedroom/2.5 bath duplex with a garden, I’d choose the one on Montgomery Place in an instant over this one…
