If you’re in the market for a modern condo in the Fort Greene area, this penthouse at the Green House at 383 Carlton Avenue will probably strike your fancy. Regardless of the 1,426 square feet of indoor space and 2,000 square feet of outdoor space, $1,350,000 is still a very big check to write in this part of town for an apartment, so it’ll be interesting to see if the buyers are there, even at a reduced price. What do you think?

Fort Greene’s housing stock is excellent and the 30 acre park is fantastic. Plus access to Brooklyn Academy of MUsic’s theaters, movies, and BAM district… much more interesting nabe than Park Slope or Brooklyn Heights (better restaurants too)
stupid fridge, dining room in 3rd bedroom space looks cramped (personally i would just take that wall down), typical bland “minimal” decor BUT great outdoor space, reasonable maintenance, and great (if blurry) views.
widget looks spot on, but probably just under $1mm to avoid mansion tax.
the common spaces look cramped. but the outdoor space is pretty incredible.

That’s a lot of outdoor space, but the interior space is priced at nearly $947/psf. Seems a trifle high, no?
this are all odd negative comments. the floor plan makes sense to me especially with pictures. fort greene is way more convenient than PS because every single damn subway is there, and it’s closer to the bridge and the BQE. i think there’s plenty of space – not sure how it’s cramped?
i do think that big apts always have an attraction as people are constantly looking for space. the open mezzanine and high terraces may be a negative for people with kids – depends on your comfort level with kids and heights. i have a problem with that, but others might be fine.
I really hope the truth about our banking and economy eventually percolates to the surface and brownstones bottom at a mil around here. shit, even $1.25 would be fine by me. so when can I plan on moving here?
