If StreetEasy is to be believed, this duplex at 335 Warren Street was initially priced at $975,000 when the new development hit the market back in 2007. By now, the other seven units in the condo have been sold and it looks like the developer just wants to sell this thing and be done. The oddly-configured apartment (one bedroom, three bathrooms, a separate studio space) has almost 2,500 square feet of indoor space plus a decent-sized terrace and, as of last week, is now asking just $699,000. It’s not for everyone, clearly, but seems to be a decent value at this price. Do you agree?

2.) “only 5 steps from the projects’ sometimes i agree with that statement, sometimes i dont.. it really does depend on the development. and police presence is more hardcore in areas immediate to projects, and there are projects in all the best neighborhoods of manhattan and some of brooklyn, so it’s not necessarily a bad think. i guess? i used to have to pass projects walking home when i lived on the LES, and those SUCKED! but then i passed projects walking home in harlem and it was never a problem. it’s very hit or miss, just do your research about which projects you are living near. youre also 10x worse off living near a building that has a ton of section 8 apartments than actual NYC housing projects. NYCHA is pretty hardcore about the rules of who can live there whereas private landlords who allow section 8 aren’t.

I can’t make headway out of it either…but makes we want to see it in person. Who knows..could be very interesting space. I did see others in this bldg.(with the steep staircases) but this does seem different.
OK – amending my previous comment – what do you call the stuff left over AFTER you’ve made scrapple? That seems more apt a comparison for this place.

Wow. Didn’t notice that. That’s kind of outrageous, isn’t it? Has anyone ever seen that before?
Outdoor space certainly adds value (duh!) but to include it in the square footage? I’ve never seen that done before.

The floor plans are correct. Here is how to decipher them: Look at the small ones in the upper-right corner. These are the entire plans for the 1st floor and basement (including the yard). The shaded areas are this unit, the white areas are common areas or unit 101. The floorplans below are blowups of the shaded areas, excluding the yard. Note that the basement goes fully under the yard. There is one “hole” in the yard which gives light down to the basement parts of the units.
It is amazing how the broker puts no effort into making sure the pictures match.
a few blocks from shooting in november and a few blocks from killing of drummer today and you have almost all of Carrollgardens/boerum hill and cobble hill.

Umm…. it is 1/3 of a block to the Bergen St F/G. If you think this is bad, then that would rule out a large swath of BoCoCa as they have to walk here to get the subway….
