Kensington Two-Bedroom Asking $775K Has Space for a Family, Arches, Updated Kitchen

Not only does this World War II era co-op in Kensington have a layout that will work for a small family, with two bedrooms and plenty of closets, it also has a second bathroom and a recently updated kitchen.

It’s perched on the third floor of 811 Cortelyou Road, a six-story, 84-unit building known as Cortelyou Hall that opened in 1940. Designed by Kavy & Kavovitt, the building has Colonial Revival touches on a plain red brick facade, including swags, quoining, and arched windows.

An early promotional brochure describes some of the features in the apartments, including “spacious foyers,” “colored tile bathrooms,” and “linoleum floors in kitchens and dinettes.”

This unit has one of those roomy foyers as well as a dinette and arched openings between rooms. The entrance hall has a coat closet and built-in shelves in a niche, and is big enough to double as an office, library, or dining room.

Through a wide arched doorway, one of several in the unit, the 20-foot-long-plus living room has plenty of space for bookshelves, lounging, and dining. Wood floors, crown moldings, and original doors run through most of the apartment.

The recently updated kitchen has gray counters, a gray and white subway tile backsplash, and white cabinets, all thoughtfully fitted into the space, along with a modern fridge and dishwasher.

Care has been taken to preserve the waist-high plinths topped with shelves that separate the kitchen from the breakfast nook, aka the “dinette” mentioned in the early brochure. It’s another flexible spot in the apartment that could work as play or studio space or an office.

The bedrooms are both almost as large as the living room, and the two bathrooms have also been updated, one with a blue mosaic-tile floor. The unit has five closets, and there is additional storage available for rent in the building.

It also has a live-in super, children’s playroom, bike room, and shared laundry. And, it should be noted, the building is just on the other side of Ocean Parkway from Ditmas Park and a reasonable walk to the Flatbush Food-Co-op, Cortelyou public library, and Ditmas Park Historic District.

The maintenance for this unit is $1,345 a month. Listed by Mary LaRosa Lederer of Brooklyn Real Inc., it’s asking $775,000. Worth it?
