Brooklyn Real Estate Listings Six Months Later: Three Sellers Very Happy
This week, we’re going back six months and taking a look at four of our featured listings and seeing how they fared.

This week, we’re going back six months and taking a look at four of our featured listings to see how they fared. We’ve got two homes in Boerum Hill, one in the Newswalk building in Prospect Heights, and another in Flatbush. Three of the homes sold for significantly above ask; a fourth is off the market.
First, we find a former House of the Day on Bond Street in Boerum Hill that is on the diminutive side — the original structure is a mere 20 by 28 feet, according to PropertyShark. There’s an extension on the back though, and the small proportions give it a cute homeyness — a “cozy country feeling,” the listing calls it, and that doesn’t seem too big a stretch. It sold July for $2.65 million, $175,000 above the original ask of $2.475 million.
Next, this circa-1899 brick Federal on Wyckoff Street in Boerum Hill is serene, attractive and move-in ready, with a nice renovation that blends original details and modern upgrades. The former include wide-plank floors, marble mantels, crown moldings, stripped original doors and a restored mahogany banister; the latter include two-zone A/C, an alarm system, solar panels and a Kemper roof. A former House of the Day, it sold in September for $3.2 million, nearly $200,000 above the original ask of $2.995 million.
Third, this loft-like Prospect Heights condo has some distinctive features — chief among them a floating office of glass and steel that’s suspended above the double-height living space. A former Condo of the Day in the Newswalk condominiums at 535 Dean Street, it was outfitted by designer Joe Ginsberg in a style that’s got a bit of a futurist-industrial feel. It sold in June for $2.1 million, $105,000 above its ask of $1.995 million.
We’re looping back to Flatlands for the last one, a semi-detached two-story on East 56th Street. This one’s got two bedrooms, a new kitchen and bathroom, a finished basement and a new boiler and hot-water heater. There’s a driveway, a garage and a back yard that’s reported to be “huge.” It was previously an Open House Pick. “Priced to sell” at $379,000, according to the listing, it was taken off the market in August.
