Brooklyn Real Estate Six Months Later: Two Sold, Two in Contract

Here’s a look at how four of our featured listings from six months ago fared on the market.
Starting off, this Brooklyn Heights Greek Revival offers a lot of space split up in an offbeat way, with five apartments, three of them studios, spread out over four floors. A onetime rooming house built circa 1841, it’s at 165 Hicks Street, between Clark Street and Love Lane, in the Brooklyn Heights Historic District. Follwing a price decrease of $1.45 million, this former House of the Day entered contract in May.
Next up, a listing that doesn’t show much of this four-story Park Slope brownstone, and we suspect some work may be in store for the next owner. But there are details to restore and potential to unlock here — “here” being 142 Lincoln Place in the Park Slope Historic District. The house dates back to 1888, when it was built as the middle house of a row of three Neo-Grec brownstones designed by John Monas and J.J. Gilligan. This former House of the Day sold in February for $2.725 million, which was $30,000 above the initial asking price.
Then, we have a resale in the Mason Fisk condos at 72 Berry Street, which, we’ll point out up front, is essentially a studio for over a million smackers. Having said that, it’s quite a nice space, which is loft-like and decent sized at 880 square feet. After a price decrease of $50,000 in February, this former Condo of the Day entered contract in May.
Wrapping it up, on Throop Avenue, we’ve got a three-story, semi-detached brick townhouse that’s newly renovated. It’s got a more traditional feel than your average flip, with dark-stained woodwork, a carved newel post, exposed brick and a giant, columned pier mirror in the kitchen that may be original, may have been repurposed from elsewhere or may have just been built to look that way. This former Open House Pick sold in March for $1.825 million, which was $75,000 over the asking price.
