Brooklyn Real Estate Six Months Later: Two Sold, One in Contract and One Still Available

    by

Here’s a look at how four of our featured listings from six months ago fared on the market.

First up, a Bed Stuy brownstone that needs renovating and restoration, but offers some period detail that ought to polish up nicely. It’s at 168 Bainbridge Street, in the Stuyvesant Heights Historic District, where it was built circa 1889 by architect John L. Young and builder Walter R. Heineman. This former House of the Day is still available, but with a different broker and for $1.8 million, which is $200,000 below the asking price.

Next, a two-story, barrel-fronted brick row house in Windsor Terrace is attractive and in good repair, with six rooms on the top floor that offer a fair amount of flexibility. And it’s well located at 55 Sherman Street, within respectable reach of Prospect Park. This former House of the Day sold in February for $2.178 million, which is $183,000 above the asking price.

The two-bedroom condo in the South Slope offers floor-to-ceiling windows in the living room and master bedroom, a deeded parking space and low monthly charges. It’s in the Vue, the 10-story condo building at 162 16th Street, which was completed in 2008. This former Condo of the Day sold in January for $980,000, which is $30,000 above the asking price.

Wrapping it up, a freshly renovated four-story on Henry Street in Cobble Hill, this one not a mere brownstone but a “modern homage to the brownstone tradition.” Which is to say it’s been thoroughly updated with modern finishes, but retains some details including a marble mantel and the original staircase and balustrade (built by the house’s original owner “and his father,” the listing notes). This former Open House Pick entered contract in May.
