If you’ve noticed some lights on at Avalon Fort Greene, the mammoth new rental development at the corner of Myrtle and Flatbush Avenues, that’s cuz somebody’s home. There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago. An additional 72 apartments have been rented, meaning the building’s now 23% rented.

    Well when it seems about 20% of the units at Avalon are finished, I would say it is a pretty good victory. That’s the part you aren’t understanding. Drive by at night and you will see that anything above the first few floors don’t even have drywall installed in the apartments yet!

    But you’re right…we’re fighting a losing battle.

  3. What is fringe about Downtown Brooklyn? You guys are nuts! Frownstoners attack! To some people Brooklyn is fringe. Williamsburg-fringe. South Slope-fringe. Boerum Hill-fringe. Hello Brooklyn, stand up…wave your fringe in the air!

    If you prefer the Brooklyner…it’s like 4 blocks from the Avalon, great. They have washer dryers in some of apartments vs. all of the apartments. That would help lower the rent. Being on Lawrence St. vs. a major intersection near the Manhattan & Manhattan Bridge would lower the rent…until you get to the top of the building that’s when you’ll see the rents go up later in the year as they construct.

    The guy who owns Gristedes is opening a supermarket across the street from the Avalon and next to Toren. Wait…that’s across from the projects…Oh no. A fringe supermarket.

    It’s a building by building basis I suppose – right now 65 Ainslie and 385 Union are languishing (right across from barcade) – regardless I wouldn’t tout 20% leased after 2 or 3 months on the market any big victory.

    I kinda forgot what we’re arguing about. there’s lots of pretty new buildings everywhere

    That’s a nice perk.

    I just heard a new Gym is opening around here too. Maybe on Duffield…?

    The services will be moving in quickly as retailers discover the thousands of new people who will be moving into Downtown Brooklyn over the next year…

    And these are not poor residents…these are people paying 2000 a month for a studio, so nice stuff retail-wise is most certainly on the horizon…

    Build it and they will come.

    These are renting.

    This is not an article about how they are languishing…it’s about the fact that they are renting about as fast as they are finishing them. And at high prices, as you’ve already admitted.

    That would lead me to believe it’s not as fringe as some of you would have us believe. It might be urban, and it might be a little rough around the edges, but I personally wouldn’t call Downtown Brooklyn fringe.

    If you work downtown, this is a lot closer to work than anything off the L train. And it’s about a 9$ cab ride from the LES.

  8. I’m only pointing it out as someone who would consider (briefly) living at the Avalon! I actually have less of an issue with the 1-bedroom prices, there just seems to be a large jump to 2-bedroom pricing, probably reflecting that they’re booking on roommates and not families.

    But yes, weird as it feels to say it, Williamsburg is not fringe, not in the same way.
