If you’ve noticed some lights on at Avalon Fort Greene, the mammoth new rental development at the corner of Myrtle and Flatbush Avenues, that’s cuz somebody’s home. There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago. An additional 72 apartments have been rented, meaning the building’s now 23% rented.

I believe the word Avalon is french for sorority i think? which is basically what those buildings are. post college frats and sororities. i mean whatever, it serves its purpose because it keeps those types contained for the the most part, but dont be pretending this building is anything else than what me or dipster is saying

    No – but I know how they are marketing them – 2 bedrooms as “convertible 3s” – 1 bedrooms as “convertible 2’s” and so forth which is typically a tactic to get post-college people looking for a cheap share situation by putting up a pressurized wall in the living room.

    I’ve also been to other Avalon buildings in NYC and doubt this one will be any different (even though it’s in magical brooklyn – filled with wonderful families with tons of money)

  3. Keep your uninformed self righteous crap opinions to yourself. I looked for apartments for several months, and found Avalon to be the best bet. The apartments are incredibly nice and the location while still a little rough around the edges is very convenient. $3500 a month? I pay almost half that for a one bedroom. Not sure what you are talking about.

    And yes, 3 months of free rent and a low deposit certainly helped seal the deal.

    And before you tell me about the “real” brooklyn and the “real” apartments that I should have rented instead out there, you should know I’ve lived in brooklyn most of my life. I’ve lived in neighborhoods where shootings and stabbings were weekly occurrences. I’ve dealt with crap landlords who think they’re untouchable and do nothing for you and then keep your deposit. I’ve done brownstones, and raw warehouse spaces, and mid sized apartment buildings. I’ve also had mice, rats, roaches and even f’ing bedbugs. If you are in a certain price range there are a lot of totally CRAP rentals out there, and Avalon really stood out, if your priorities are cleanliness, the convenience of some great amenities and proximity to decent transportation. Not to mention that they’re extremely pet friendly, and if you have a dog that weighs more than 15 pounds, you are automatically excluded from renting >50% of the apartments in NYC. So far, this corporate, generic, sterile, condo, has actually been one of more the warm, welcoming and genuinely friendly places I’ve ever lived.

    No I have not. But I’m not the one claiming to know the douche quotient of this or any building.

  6. Before anyone considers moving in here – do some research on how this Avalon building splits up utilities (you pay for everything – water, sewer, heat, hot water) – The have one meter and allocate usage to individual apartments based on square footage and number of occupants (on the lease)

    There was big controversy in their LIC building because people were getting utility bills (not including electric) for 300 – 400 dollars a month for a 700 square foot apartment. which is absurd.

    not sure what ended up happening – i know the people in the building were considering a class action lawsuit or something (this was 2 years ago)

    They also start moving people in WAAAAY before all the amenities are even close to being finished.

  7. Call me crazy, but I think Murray Hill costs the same, if not less, than the Avalon. Just looked at the layouts and pricing for 2-bedrooms. I guess they are banking on low deposits and 3 months free rent to reel people in… but $3500 a month for the cheapest one is not that great a deal. At all.
