Avalon More Than 20% Rented and 10% Occupied
If you’ve noticed some lights on at Avalon Fort Greene, the mammoth new rental development at the corner of Myrtle and Flatbush Avenues, that’s cuz somebody’s home. There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago….

If you’ve noticed some lights on at Avalon Fort Greene, the mammoth new rental development at the corner of Myrtle and Flatbush Avenues, that’s cuz somebody’s home. There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago. An additional 72 apartments have been rented, meaning the building’s now 23% rented.

This is actually (to me) among the best-looking of the new construction buildings recently erected, at least from the exterior. I also like the Torn design (again, from outside).
*roB* you’re embarrassing yourself. Also, lose the **’s and the arbitrary capitalization, and I might consider taking your opinion seriously.
It’s only 20% rented, because the remaining apartments aren’t complete yet. It seems like people are moving in as soon as the apartments are made available by construction.
Dirty Hipster: I appreciate your skepticism about my optimism, but to be honest I came into this with a healthy dose of pessimism in the first place. I’m not some wide eyed optimistic newbie. I’m a bonafide jaded skeptic. I’ve got more dirty hipster friends who think I’m a sellout for moving into a big sterile condo than I can shake a stick at. I really feel that’s an unfair generalization though. I’m on a first name basis with the entire staff here. They know my name and I know theirs. They’re extremely friendly, and seem genuinely happy to be here. It’s been very refreshing when compared the attitudes of so many people in underpaid service jobs. I don’t know if they pay well here or what, but everyone here has been BEYOND great. I’ve had genuine and friendly conversations with everyone from the door men and women, to the head of maintenance who lives in the building with his kid, to the security guy who’s an ex cop from the station down the block, to the dry cleaning guy who is hilarious and has great stories. How well do you know YOUR super? Your landlord? So far this big sterile corporate building is the most ‘local’ I’ve ever experienced.
Also, did I mention we have a garbage disposal, a dishwasher and a washer dryer *IN* the apartment? The garbage disposal is really what did it for me.
$3500 a month to live next to the nasty PROJECTS (NYCHA)!!! Give me a break…..

it’s not that people want things like this to FAIL! it’s that some people want things and people involved with this kind of thing to GET REAL!

Also, from what I can tell there are only a few post college graduates here. The population is extremely diverse.

23% rented seems great to me in such a short time in the worst recession in decades. It proves the naysayers wrong.

I subletted a studio from a friend in the Avalon on Chrystie way back and have friends in the building in LIC and Morningside Heights and have had nothing but nightmare after nightmare with the company. Hopefully Fort Greene is better!!
Hm.. I don’t think so. I’m a post-college guy and there is no way in hell I or anyone I know could afford this. $3390 for a 2 bedroom? WTF? Could get half the price in an area where there’s actually things to do, like the East Village. Why would a post-college person want t live in downtown BK? As far as Brooklyn goes, a much more common scenario for our demo is to rent a garden apartment or some such thing from a yuppie couple in P Slope, Carroll Gardens, even Clinton Hill, etc.
