There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago….

If you’ve noticed some lights on at Avalon Fort Greene, the mammoth new rental development at the corner of Myrtle and Flatbush Avenues, that’s cuz somebody’s home. There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago. An additional 72 apartments have been rented, meaning the building’s now 23% rented.

if 2k for 1 bdrm and 3.4k for 2 bdrm doesn’t sound expensive to you fine. My point is if anyone feels that’s too big of a % of their income and concerned they aint saving enough for rainy day fund, retirement fd, etc, be a little greedier. The developers & banks are stuck and they know it’s a buyer/renter’s mkt. Downtown BK has a big chunk of inventory coming on-line, so take advantage of situation and wait for your greedy & juicy rate.

I don’t make investmt bank $$$ but I certainly make more than comparable jobs for folks in Kansas city or whatever city you’re referencing. Issue is not how big is my salary but rather how much %-wise of that salary is for housing. The % is what I find unacceptable. If waiting it out still doesn’t pan out in the future as far as prices dropping alot, I’ll admit defeat then but now is not that time so I wait and encourage others to do so.

Really?! A supermarket across the street?! Then that works for me. I heard whole foods as another prospect in the Avalon’s retail space but it’s all a rumor.
From what I understand, these units are rent stabilized. Not to say that your rents won’t increase after your lease is done..they just are capped.
See to me fringe means on the outskirts…like the fringe on a rug…it’s at the end.
East Williamsburg/Bushwick would be fringe to me…parts of east Bed Stuy would be fringe to me…
Downtown Brooklyn would be in the center to me…surrounded by terrific neighborhoods and quite far from the fringe.
But the whole fringe conversation (of which I’m unfortunately a part) is silly anyway, since one person’s fringe is another person’s ideal. Clearly, some people are finding The Avalon ideal enough to pay big $$ to live there. And this, despite the many options all across the city to rent for much cheaper right now. $2000 studios do not a “fringe” area make to me.

It is a bit fringe…. You are (currently) on a bit of an island at the Avalon (and Toren Oro, et all) surrounded on west side by Flatbush Ave Ext (and then Metrotech), to the North by Tillary and to the East by a pretty long stretch of projects and/or construction until you reach the ‘interesting’ part of Myrtle – you can walk South East to Fulton but that is a bit of a walk….
Long and short these buildings are downtown, and they are convinient to Manhattan, but you are wrong to imply they are in the “middle” of everything. They are not, they are on the fringe
