New Stoner–the 1.2 offer was for 62 midwood, which is still on the market at 1.375 (and I bet they do regret not taking 1.2).
68 midwood was asking 1.6–I wrote that it had sold for 1.4, but I evidently was 25K under.
1:10; that’s interesting. I thought 68 midwood was far superior to 62 on every level–general conditon, renovations, details. But that just goes to show how personal real estate is. I would think that 1.2 is the best 62 midwood could expect, but who knows…
last year, when A&H had the listing, it was offered at $1.325 million. why the price increase?

68 was a bit nicer in details bu i like 62 better because it has less “granny” appeal.
12:53–I bet the 62 Midwood owners are regretting that now!! That was probably back when they thought 68 Midwood would sell for at least 1.5. Since 68 sold for 200K under asking, they certainly should have adjusted their expectations.
last year I offered $1.2 million for 62 midwood. unfortunately, it was taken as an insult.
62 midwood came on the market in July /August and never sold or went to contract. I think people are confusing it with 68 Midwood, which came on the market in June (at 1.6M) and sold in Sept/Oct/Nov (for 1.4M).
62 is very nice, but not nearly as nice as 68 (I’ve seen both). So, in comparison to 68’s selling price, it seems overpriced by about 200K. Which is probably why it hasn’t sold.
I went to the archive. I was thinking of the house just down the street. I see now that this was just A & H listing that BHS has now.
