  1. The other Crown Hts home that is on the Carroll St Block has not been on the market for 2 years. It was on the about a year ago. It went into contract at that time. Then the seller backed out of the transaction. It was then pulled off the market for a long period. It just came on the market again in mid- January.

    i live about a block away from the Williamsburg building and went to the corcoran open house 2 years ago. it had a great rent roll for the price back then (899?), although since it’s a 5 family (being used as a 4) the financing options aren’t that great.

    anyway, the fact is was half a block from the BQE, a car wash (perhaps soon to be condos) and a halfway house on the corner turned me off.

    i wouldn’t go as far as saying it’s surround by low-income housing. the lofts around the block in 425 keap have tenants paying $3000-4000, and the 30 unit building across the street is becoming “luxury” rentals from treetop development. the rest of the houses are just regular row houses.

    despite it not being “prime BBurg” it is very convenient to transportation – G/L 4 blocks away, and JMZ about 4 blocks the opposite direction.

    also, grand street on the “wrong side” of the BQE has a lot of potential – the hipster restaurants and bars have already starting taking hold.

  3. Crown Heights -Very Important!
    There has been a house on the same block, with the same asking price – that has been siting there for almost two year with no takers!!!
    Good luck on them getting even close to their “chazerish” asking price of 900k

  4. Let’s all understand one thing here. ALL houses vary in condition, style and amenities, not just the 4-story ones in LM but BH, PS, CH, BH, CHTS, BS. I’ve seen both 62 and 68 and IMO they both need some updating. At 68 the woodwork has been beautifully restored but there is no significant renovation work that would make it more outstanding than most properties, it’s the details. Even though the EIK was updated…it still has an overdone 80’s appeal as do the bathrooms. I’d have to put about 75k to make it my dream house and about 100k to bring 62 to “knockout” level.

  5. I wish we could stop having pointless arguements about advertised house prices…….it is perfectly rational to advertise a house for 10-20% above the final transaction price as this “anchors” potential buyers……only when a house sells does the price have any meaning.

  6. That WILLIAMSBURG house on the wrong side of the BQE sold for around $950K two years ago, its a complete landlord reno with new drywall and configs. Its a way weird layout. The house was a total SLUM two years ago with insanely high rents. Its also across the street from a drug/alcohol rehab center, about 3 houses in from the BQE ramp and all its noise and traffic. Maybe $1.2m its a good price. But that price is ridiculous!!! South 1st isnt like Filmore Place or prime BBurg. Its a strip surrounded by low income housing!
