The Daily News had an article on a group of tenants who live in 294 Fifth Avenue in the Slope and say conditions in the rent-controlled building have deteriorated since the property went into foreclosure a couple years ago and a receiver was appointed to take care of it. The building’s boiler, for example, didn’t work for three weeks this winter, and the front-door lock is broken. Public Advocate Bill de Blasio held a news conference yesterday to support the tenants in seeking a court order that would force the receiver to make repairs. According to the article: “The slumlike conditions at 294 Fifth Ave. spotlight a growing concern: smaller apartment buildings that fall into disrepair in part because the building is overleveraged. ‘We think this is a growing problem around the city that the banks and lenders are not taking responsibility for,’ said de Blasio.”

  1. Yes it is, DH. But that doesn’t make a difference to some of these posters. They’re too busy foaming at the mouth over the horror of some elderly lady having a rent controlled apartment.

  2. sn’t it the landlord’s responsibility to change broken locks? is he somehow not required to do this because people in his bldg pay less than market rent?

    Well whether it is the LL’s responsibilty or not, if I felt my safety was at risk, I would not wait for the LL to replace or fix it, I would just do it myself.

    This is where DIBS says about the tenants are have this self entitlement I get that…..

    So if a tenant couldnt spend 50 bucks to fix a lock, for their own safety, give me a break.

  3. It certainly is the landlord’s responsibility DH. In a normal situation. In this case however, with the place in foreclosure. I would get together with my neighbors for the sake of family safety and somehow get the lock changed.

  4. One of the most useful skills anyone can learn is how to change door locks.
    It’s really not that difficult once you’ve done a couple.
    Basically unscrewing the old one and inserting a new set as long as it’s properly sized, then tightening the screws.
    A decent Schlage set can be bought for $50 bucks. I understand the complaints about heat or leaks but some things, like locks, can be done without a press conference.

Yeah IMBY – Bill Diblasio (Hack) shows up at your apartment [with the press] and supports your LAWSUIT regarding broken locks (in one of the safest precincts in NYC) and no heat (in the middle of Spring), then the tenant holds a demonstration outside the building and your conclusion is……”Sounds like the residents understand their “situation” and don’t usually make a stink.”

    Again, I am not saying that there isnt problems here, nor am I “blaming” the tenant – but please dont tell me that this sounds like a tenant who wouldnt make a stink.

  6. Thank you DIBS, you get what I meant about paying for the locks yourself.
    They do seem entitled, logic would tell me that if you are afraid for your life, then you will install new locks, not wait for a LL to do it that does not care about your safety anyway.

    If I was paying 149 dollars a month rent, I absolutely would pay for new locks, hell, I would probably have a new kitchen and bathroom installed at my own expense, because obviously at 149, girlfriend aint moving any time soon, if ever….

    and I too, pass these buildigs all the time, from outside looks fine to me
