The Daily News had an article on a group of tenants who live in 294 Fifth Avenue in the Slope and say conditions in the rent-controlled building have deteriorated since the property went into foreclosure a couple years ago and a receiver was appointed to take care of it. The building’s boiler, for example, didn’t work for three weeks this winter, and the front-door lock is broken. Public Advocate Bill de Blasio held a news conference yesterday to support the tenants in seeking a court order that would force the receiver to make repairs. According to the article: “The slumlike conditions at 294 Fifth Ave. spotlight a growing concern: smaller apartment buildings that fall into disrepair in part because the building is overleveraged. ‘We think this is a growing problem around the city that the banks and lenders are not taking responsibility for,’ said de Blasio.”

STARGAZER….they largley all have a sense of entitlement and won’t pay for anything, unlike the way people in normal renting situations behave, where they take care of their apartments and make certain improvements themselves.
Ok, so she is paying 149 a month, was that the original rent from 40 years ago, because if so then the LL is stupid and has no idea about rent control.
Also, for 149 dollars, while of course it is unacceptable for the boiler to be working, if you are that worried about the locks on the front door being broen, for your own safety, just call a fukking locksmith and pay for it yourself, I would think safety for yourself and family is well worth the money spent…..149 dollars, and you have a nerve to complain.
First of all what they don’t get is even though it is rent control, the rent still gets increased every year, using a formula to calculate it, and if the rent is below 400 dollars it also gets an extra 15 dollars increased to it.
We have buildings here where I work and there are 4 tenants that are controlled and they get increases every year, so yes, it can be done.

I agree, suburbandude. Whatever entity loaned the money to create the overleveraged situation should be responsible.
i’d GLADLY live in slum like conditions for a rent controlled apartment in park slope! that said, i do feel bad for these people. rent controlled tenants are like the only cooky and eccentric people left in nyc these days!

$149 a month is further proof how asinine NYC’s rent control laws are. It’s no wonder the South Bronx, Harlem and parts of Brooklyn burned down in the 1970’s.
Having said that, in this particular situation the culprit is the bank. Did they bother to look at the rent roll? Did they assume $149 was a typo and thought it was supposed to be $1,490? Was the underwriter a high school dropout?
