The Post has a piece this morning about the recent wave of luxury condo builds in Greenpoint. Units in new buildings overlooking McCarren Park are going for upwards of $850 a foot, and at Magic Johnson’s Viridian, which launched sales this week, three-bedrooms are asking more than $800,000. In some of the neighborhood’s smaller condos, however, prices start at $500 a foot, and rents are still substantially cheaper than they are in Williamsburg. “It’s got a very village feeling,” says Dewey Thompson, co-chair of the Greenpoint Waterfront Association for Parks and Planning. “I don’t think anyone would have dreamed that people were going to sell luxury condos in [this] neighborhood.” Although G-train dependent Greenpoint hasn’t seen the same frenzied pace of development as Williamsburg, many locals believe it’s probably only a matter of time before the rezoned waterfront sees a great deal of new construction. On the other hand, it’s not like the G train is going to get better tomorrow: Yesterday the MTA said the line isn’t going to be seeing service improvements any time soon.

  2. Oh yes, the Poles are definitely moving to queens. go to ridgewood to see for yourselves.

    also, newtown creek is just one area. mccarren park and franklin street are not affected at all.

    with the addition of all the new trees in the park, and the pool renovation on it’s way, living around the park should continue to get more and more expensive.

    just a couple of years ago, the borders of the park were semi deserted. now, finished buildings, new residents, soccer 24/7, joggers, tennis players, kids, dogs – it’s full of life and really wonderful. the area around the park has the feeling of a small town.

    sure, it’s fun fun fun to piss on everything, but lay off. this is good for brooklyn.

  3. Franklin Street is terrific. The haters are wrong. Great restaurants, stores, lovely vibe and not too busy. Also, excellent bike lane that feeds into the Pulaski bridge.

    don’t live there, but visit a lot.
