The Post has a piece this morning about the recent wave of luxury condo builds in Greenpoint. Units in new buildings overlooking McCarren Park are going for upwards of $850 a foot, and at Magic Johnson’s Viridian, which launched sales this week, three-bedrooms are asking more than $800,000. In some of the neighborhood’s smaller condos, however, prices start at $500 a foot, and rents are still substantially cheaper than they are in Williamsburg. “It’s got a very village feeling,” says Dewey Thompson, co-chair of the Greenpoint Waterfront Association for Parks and Planning. “I don’t think anyone would have dreamed that people were going to sell luxury condos in [this] neighborhood.” Although G-train dependent Greenpoint hasn’t seen the same frenzied pace of development as Williamsburg, many locals believe it’s probably only a matter of time before the rezoned waterfront sees a great deal of new construction. On the other hand, it’s not like the G train is going to get better tomorrow: Yesterday the MTA said the line isn’t going to be seeing service improvements any time soon.

  1. Since most of the properties in Greenpoint are owned by hard working Polish people, they hold the key to any future developement. They tend NOT to sell to developers and like to keep their kingdom close to their pockets. I applaud them for maintaining a real New York City communtiy and not making it another modern developed place where only privileged hipsters and the like can move in and erase the history of the place.

  2. What the hell do we have a world’s-largest oil spill for if it’s not doing its job of keeping us de-Burg-ified? I notice the sewage plant and poisoned creek are similarly slacking lately.

    Very disappointing.
