South Portland Avenue, frequently cited as being the quintessential brownstone block in the city, is getting some new condos. The building at the Dekalb end of the block, closest to Fort Greene Park, has been converted into five floor-through residences. Christmas Realty has three of the listings up. It looks like the parlor floor is the most expensive at $950,000, followed by the top floor (which comes with exclusive roofdeck) at $900,000. Frustratingly, there are no interior pics yet, though the verbiage cites marble fireplaces and crown moldings. It will be interesting to see if the developer was able to walk that fine line between updating with the modern appliances and fixtures most buyers want while maintaining the historic charm this block is known for. Anyone seen ’em yet?

You may find 2 bedroom in Pk Slope for this price but
you have to compare a 2 bedroom condo of this size (1000+sqft) with about same carrying charges in nicer Park SLope. Not the fringes – which are still nice but this is very picturesque prime block of Ft Greene so not fair to compare to 5th avenue area of Pk Slope. IMHO.
Frankly I love both areas.
Fort Greene has come a long way over the past ten years, but I think Park Slope is still heads and shoulders the better neib.
Also, buyers should get ready for the all-day partying at the community garden right next door all summer (SW corner of S. Portland and Dekalb). When the weather gets warm, there’s always a group of old-timers from the neighborhood boozing, smoking butts and listening to loud music all day long. The roof deck apt seems like the best one (but for the walk-up aspect) because you’re far enough above the noise and you get a great view of the park. The back yard though is literally separated from the party by a wooden fence…
Personally, I think it’s much more convenient than Park Slope. I used to live a few doors up from this place and being so close to so many trains (C,G,4,5,2,3,N,R,Q, etc) is key. Granted Ft. Greene Park is no Prospect Park but it’s still lovely. Cabs to/from the city are also cheaper and you can easily get to other Bklyn neighborhoods like W’burg, Boerum Hill, Cobble Hill, and Carroll Gardens by G train and the Slope, too, on foot (though AY may soon block the easy stroll down S. Portland, which turns into 6th Ave.).
As for Christmas realty, I found Lisa Christmas to be one of the pushier brokers I’ve dealt with. Must say I didn’t trust her. We looked at a rental she was repping in Clinton Hill and she was pressuring me to commit within the first 2 minutes. Once I made it clear that I wanted to actually look around the place and think about it, her face went from guy smiley to you’re-wasting-my-time. Hate that…
Exactly, 1:37pm. Is this worth as much or more than a 2BR co-op or condo in Park Slope? Because you can get a 2BR for this in Park Slope. I like Ft. Greene, but I personally don’t think it’s comparable.
The view will be up Dekalb, so I’m guessing the $900/sq ft.
I can’t believe I used to rent on this block and moved to Myrtle over $200/month in rent (2000 here vs. 1800 on Myrtle). Damn it damn it damn it!
