South Portland Avenue, frequently cited as being the quintessential brownstone block in the city, is getting some new condos. The building at the Dekalb end of the block, closest to Fort Greene Park, has been converted into five floor-through residences. Christmas Realty has three of the listings up. It looks like the parlor floor is the most expensive at $950,000, followed by the top floor (which comes with exclusive roofdeck) at $900,000. Frustratingly, there are no interior pics yet, though the verbiage cites marble fireplaces and crown moldings. It will be interesting to see if the developer was able to walk that fine line between updating with the modern appliances and fixtures most buyers want while maintaining the historic charm this block is known for. Anyone seen ’em yet?

Don’t worry, VH in FG. Even at $900 a square foot, I’m sure you’ll only get the unpretentious, unmaterialistic, down to Earth rich people.
Traffic noise from DeKalb (it’s a bus route after all) ahould also be factored in as a slight negative.
4:47 Not sure why you think a reprimand is better for the tone of this site than someone’s opinion of a neighborhood.
i’m no expert, but i am a bit surprised that lpc approved the roof deck since i presume it will be quite visible from fort greene park
Warren Lewis lising is beautiful –
but it is coop.
Still need to compare condo to condo.
And VH in FG.. glad you’re very happy but don’t need to put down other area to build up your own. Too much of that on this site.
There are streets in Ft. Greene I’d pick over streets in Pk Slope and there are streets in Pk SLope I’d pick over streets in Ft Greene. For my lifestyle in general I’d take Ft Greene too…transportation, don’t care about schools, etc.
I love the (presumed) typo of Neighbor at 1:14 p.m., “I love on the block.” Me too…there is something about much of Fort Greene, and quintessentially So. Portland Ave, that fills me with a mystical ache. Beyond just a beautiful streetscape, it is undoubtedly a time portal or “wormhole” of some kind to another dimension, if one can stop thinking about real estate prices long enough to tune in. I’d bet tons of these brownstones are haunted by ghosts of Edith Wharton vintage.
Totally agree with VH in FG.
4:06 I know you are going to find this hard to believe, but some people find Park Slope unbearable – the pretension, the attitude, the uptight ex-manhattanites, the traffic, the parking, and the prices. I could have bought there but didn’t because I didn’t like the vibe. I really hope the upper-east-sidification of PS doesn’t happen to FG.
i prefer fort greene. but, if you are comparing to park slope, check this out…. http://www.warrenlewis.com/cgi-bin/re/re_show.pl?re_command=show&ID=5720
