South Portland Avenue, frequently cited as being the quintessential brownstone block in the city, is getting some new condos. The building at the Dekalb end of the block, closest to Fort Greene Park, has been converted into five floor-through residences. Christmas Realty has three of the listings up. It looks like the parlor floor is the most expensive at $950,000, followed by the top floor (which comes with exclusive roofdeck) at $900,000. Frustratingly, there are no interior pics yet, though the verbiage cites marble fireplaces and crown moldings. It will be interesting to see if the developer was able to walk that fine line between updating with the modern appliances and fixtures most buyers want while maintaining the historic charm this block is known for. Anyone seen ’em yet?

Brenda From Flatbush, you really nailed it. It feels haunted, in a good way . . . full of soulfulness and a kind of smiling look back, and ahead. The block is simply “charmed”.
The restoration of the moldings around the windows is terrific. The 5th fl mansard roofline is missing some detail that would improve the overall balance and look of the building. Also it’s a shame the 1930s deco-style groundfloor entrance couldn’t have been changed to something more 19th century in appearance that would better blend with the window detail. Ah well. The windows themselves get a thumbs up.
Hey all caps developer–what ARE you doing with that other building? and when? it’s been awhile…
I posted before comparing condos in FG to condos in PS – I wasn’t saying PS was the greatest place on earth. In terms of people and whatnot. But if you’re spending a lot of dough for real estate, you do the comps and the research and you try not to overpay. That’s all. People really need to not have as many kneejerk defensive reactions when the discussions about neighborhoods come up.
Wow! Wow! Wow! Lisa Christmas congratulation. Lisa sold my family our house and rented our garden apartment and she was suprisingly professional. We love our tenant who has been with us for 3 years and I always see her in the neighborhood.

I THINK THE DEVELOPER DID AND INCREDIBLE JOB RESTORING THE FAÇADE OF THIS BUILDING AS CLOSE AS POSSIBLE TO ITS ORGINAL FORM, WHICH WAS STRIPPED FROM THE BUILDING. NOT ONLY WAS HE INSTRUMENTAL IN RESTORING THIS FAÇADE ON THIS BUILDING BUT ALSO INSTRUMENTAL IN RESTORING A 2ND BUILDING ON THIS VERY SAME BLOCK.
speaking of which, thank goodness for the unpretentious, unmaterialistic, down to Earth rich people, some people are just born that way; i’ll take them over the ‘other rich’ alternative anyday.
