4southport0307.jpgSouth Portland Avenue, frequently cited as being the quintessential brownstone block in the city, is getting some new condos. The building at the Dekalb end of the block, closest to Fort Greene Park, has been converted into five floor-through residences. Christmas Realty has three of the listings up. It looks like the parlor floor is the most expensive at $950,000, followed by the top floor (which comes with exclusive roofdeck) at $900,000. Frustratingly, there are no interior pics yet, though the verbiage cites marble fireplaces and crown moldings. It will be interesting to see if the developer was able to walk that fine line between updating with the modern appliances and fixtures most buyers want while maintaining the historic charm this block is known for. Anyone seen ’em yet?

  1. Lisa Christmas seem to prefer to have other brokers do her work for her. We rented our apartment through her, and after our broker spent countless days trying to work out all the glitches (and Lisa was either unhelpful or nowhere to be found), we paid her–FOR NO WORK WHATSOEVER–a half of a hefty brokerage fee. And the apartment is not that great, either. We’re looking forward to moving on…

  2. Anyone know what’s up with the back windows (which you can see from DeKalb) — they put in french doors so it seems theres goin to be a deck or something… but havent seen any movement in a while. Now they are all boarded up. Whats the deal?

  4. You are talking about a condition in the United States that can never be arased. The Brooklyn Bridge was built for a purpose to get people for one side to other. The United States was built to divide people by race. This Brownster is to help promote racism division of people. The creater Jonathan Bulter of Grand Avenue in Clinton Hill should be ashamed of himself that it has become this. BullShit Talk!

    Ummmm…..Old timers? As in living here way before you or any of us? I’m sorry but I don’t have any compassion for you. These old guys have been buddies for 30-50 years and they’ve been congregating peacefully at that corner for as long as I can remember. They were here first. You don’t like? Don’t move here. Simple.

  6. As far as the PS vs FG discussion, FG is just a much smarter place to invest in my opinion. I know that a lot is changing around FG, and maybe that can seem scary to people, but from an investment point of view, the changes are good. Much as I hate them, high-end condos bring real estate value up. Look at Tribeca, Dumbo, etc. . . with the exception of Williamsburg, which has nothing going for it anymore BUT condos (no historical value whatsover, what with LPC allowing developers to simply roll over any remarkable piece of industrial architecture).

    PS is a safe bet, because it’s stagnant and fairly unchangeable. But value won’t go up, it’ll just stay the same. To me that’s not an investment, that’s retirement.
