This one isn’t bad as such houses go. The floors, windows, moldings and cabinetry all look to be nicely designed and of a better quality than typical flipper fare. The multi-paned iron doors and windows leading from the kitchen onto the back deck are an especially attractive touch.
A three-story, the house is set up with an owner’s duplex on top, with a wide-open parlor floor. Above are three bedrooms, two baths and a pair of skylights.
The kitchen has an oversized refrigerator, custom cabinetry, a granite-countered island and the previously mentioned glass doors leading to a large deck. It’s a pretty nice deck, too, with steel railing and what looks like ipe wood, though the listing’s claim that it’s shaded by “lush overhanging branches” seems fanciful, even if there’s a nice big tree in the yard.
(So, for that matter, does the claim the that house is in Stuy Heights. Or that the distant G train sits “a few blocks” away. Or the inference that the living room, with its two narrow windows, is “blasted with light.”)
The garden floor is duplexed with the basement, which contains a half-bath and a laundry hookup. Presumably it’s finished, though there are no photos — or any photos of the lower unit.
Last sold a year ago for $499,000, per StreetEasy, the house is now listed by Town brokers Laya Haut and Michael Ettelson for $1,195,000. Think they’ll get it?

Well it started at the sky in the pie price of 1.7 million. 1.2 million is more reasonable.
