I have a brownstone with a flat roof. Anytime it snows, I get a water leak where water starts dripping from my ceiling. I do have an attic crawl space and noticed that there is no insulation up there, so I think it’s a condensation problem between the heat of the house and the cold outside which is aided by the snow. I have run a few tests with running water with a garden hose and have pretty much ruled out a roof leak. This has been a reoccurring issue for the past 5 years. Does anyone have any idea what can possibly be my problem? The roof is 10 years old and both roofers I called said to just redo the roof (I felt they just wanted a roofing job) and they were both unsure if that would resolve the problem. Any suggestions would be gratefully appreciated.

Where is the leak? Near the rear wall? The snow could be clogging the gutter and water could be entering the void between the roof membrane and top of the mortar wall. We had a leak like that here, though it was not snow but leaves that caused the water back up in the gutter.

We had a leak similar to what Steve described several years ago when there were bad ice storms. The solution was to install a newer type of gutter attached to the rear wall with a flange so that the gutter no longer sits directly on the rear parapet. Some deteriorated bricks also had to be replaced along with a couple of feet of the wooden roof deck. Of course it could be many other things. We had a leak a few years before we had a leak caused by deterioration of an unused flue serving one of our disconnected gas fireplaces.

My feeling is that it’s most likely a leak rather than a condensation issue. When snow melts in the sun, it may put water pressure on places that wouldn’t have it in rain or possibly even with a hose test. Ice dams could cause water to pool where it normally wouldn’t. Obviously this is just speculation because I haven’t seen the roof or the damage or anything, but if snow on the roof caused typically caused condensation leaks in the attic space, I think we’d all know about this problem. Check all areas of flashing, and seal anything suspicious with roofing cement. If it works, note where you sealed it because you may need a more permanent solution in the future such as flashing.

@cate: I have a tip on the mystery leak. Since you say it’s a mystery, one thing that could help is a masonry sealant like siloxane. I found this is often the answer to your kind of mystery, and it doesn’t mess up the chimney like tarring it up could. You may need to do it every couple y ears, but it’s cheap and easy. Now it could be something else, but I assume you checked the flashing and damper since you say it’s a mystery.

Cate–I wish I remembered who fixed the chimney leak–sorry. It wasn’t the roofer who installed the new type gutter.

Thank you for all your responses. Yes, it is the rear wall where the gutters are located. Right now there is too much ice over there in order for me to take a better look. I will have to enjoy the sweet sounds of water dripping into the pots for the next few days until I can get up there with safe conditions. If you have any roofers that you can recommend please feel free to reference. I would use Angie’s list or Home Advisor but whoever I pick (regardless of the rating) is always a dud. As they say in “The Bronx Tale” , if it weren’t for bad luck I would have no luck at all !

Ok op. I was waiting to hear your reply before continuing with this:

Mine leaked along the back wall when the gutters clogged. I fixed this myself by taking some karnak 19 flashing cement and a strip of fiberglass mesh tape, the wide one. I put down a 3 ” wide strip of karnak along the back edge of my roof and another 3″ into the gutter, filling any voids under the lip of the roof membrane. I then pressed the tape in to the karnak with a couple inches hanging over the edge and I went by again pushing the mesh down into the gutter and into the karnak. I then covered the seam with more karnak, pressing out any voids as I went. I never had the problem again. If you passed first grade finger painting, you can do this. The hardest thing about it is keeping the karnak off your clothing.

I am new to these roofs (2006). I was working in a house once that had the same problem and the customer asked if I knew what was wrong. I did not so I said call a roofer. He told them they needed a new roof and ripped the old one up and put one down, probably sealing the s eam along the back wall as he did. Maybe they needed a new roof but I suspect a 1 hour repair with $30 worth of materials would have fixed it.

The roofer we in 2014 used was:

Here’s what they did, cut and pasted from their proposal:

1. Rear wall: We will remove the existing gutter from the upper roof and we will re-build the brick wall right below the gutter (four courses in three wythe width) with existing and new bricks. We will also re-build the section of the roof deck directly under the gutter.
2. We will install a new galvanized 6k flanged gutter over newly built roof deck.
3. Downspouts: We will install new 4” galvanized leader pipes to connect the upper roof and the extension roof to the house drain.

He came highly recommended by a neighbor and were quite knowledgeable and through. He was also quite pricey, but he solved the problem.

I had both Greene and Premier look at my roof this summer and recommended a new layer of rolled membrane. I _think_ they’re both honest enough to patch flashing if that’s all that’s needed…in my case it was clear flashing just wasn’t going to cut it. I ended up going with Greene who did it for a bit cheaper. Was happy with their work and working with them so would recommend but expect Premier would have done similarly. When both were looking at the roof for the estimate, both paid special attention to the overlap at the rear gutter and the poor workmanship they wanted to correct with the new layer.. Good luck!

I had the same issue this past weekend. Got on the roof and found a 4 inch layer of ice covering a quarter of the roof while the other end was covered in snow drifts. Spent the day chucking all of the snow and ice off the roof, which solved the problem (temporarily). Missing insulation in some spots caused the snow to melt and and then freeze at night near the drain. The solution for me will be to add insulation (and maybe replace the roof hatch) and then apply new layer of flashing cement to all of the seams and near the gutter like mentioned above when it warms up a bit.

I had a similar problem with leaks after it snowed. I thought it was leaky skylight flashing. But it turned out to be a pointing issue. The snow would melt down the side of the building extension, then freeze in place when it got cold at night. As the water melted again it seeped in between the bricks and leaks started to appear. A good pointing fixed the problem once and for all.

Very unlikely that this is condensation. If it were, you would have the same leak when it is cold outside, but no snow since the cold air would also cause the same condensation. Check your downspout. The snow will melt when it is well below freezing, especially because you have no insulation (heat from the house will melt the snow). As the water runs down the downspout, however, it can refreeze, causing the melting snow to pool on the roof. This pooling can find ways into the house that ordinary, well-draining rain will not.

One solution is to run a heated wire up your downspout (these are made to keep gutter free of ice). You can leave the wire in place and then just plug it in when you have a frozen downspout (or risk of a frozen downspout).
