ISO: Roofer and Mason

I am looking for recommendations for someone who could fix a leaky roof, repair a crack in the facade of my building (potentially caused by roof), or both. We have had several contractors inspect the roof, and received wildly divergent estimates. Looking for someone trustworthy who will not charge us for unnecessary work. Thanks!

Is it flat or pitched? Is the existing roof over other roof installations? Have you tested for existing moisture within the roof system which helps: 1) know the extent of the problem 2) narrow down the problem areas. 3) provides further clues as to where the leak may originating Also – what means did the contractors use to determine the scope of work needed and used for the subsequent quote? and Most importantly, have you done a water test? Whats a water test? You, a hose, and some idea of where the water may be coming in. You and the hose go up on the roof and “think like a raindrop”. Sounds dumb huh. This is not always effective and of course depends on the circumstances. You may also need to do several “core cuts” (the equivalent of an archaeological dig except on a roof) In a former life I was a roofing rep for a commercial roofing manufacturer and this is the sort of thing I did on a regular basis. Troubleshooting leaks lead to drafting a spec, which lead to bringing work to our contractors, which lead to loyalty and a lot of business. I’ve had clients that used Premier and were happy. Be sure that you’re getting the actual problem solved and not putting a bandaid over something that will need to be redone later when it fails again. I’d bet the low quotes were bandaids and the high quotes were the more more painful but correct surgery.
