roofing question

I wanted an estimate for repair of the parapet and chimney but the roofer told me that I needed a new roof. I was surprised because the roof is “only” nine years old. The guy told me that that roof should be expected to last only five to seven years, which further surprised me. The roof looks ok to my untrained eye, except for one or two areas of puffing. It’s a flat roof. The contract of nine years ago states that “SBS Granular surface roof membrane in SBS adhesive” was installed, as well as “SBS Base flashing” and “Bilco aluminum roof scuttle”. How long does a roof like this usually last?

 unless there is any leaks you dont have to worry about it.for minor leaks you just need someone expert roofer to find out the leak source and take care that with flushing cement.Also you may have more estimate  from M.Hamid Construction CO. 718-633-1500

if it is rubber roof should last you a long time. call a someone else and maybe that contractor can repair it for you and put more silver coating for you.. if you want you can call my contractor who does almost all of my work for me. call him at 718-669-8305 and ask for Millad. hope this will help.

Do you have any leaks? If not, forget it. I have the same roof, going on 14 years. These roofs will last a long time if you look after them and stay off of them.

Short answer – he’s full of it. Longer answer – How bad is the puffing?   if its just small areas – it can be repaired.  Do you still have your original contractor’s info?  If it was indeed a full roof install with mat, tar and flashing – you’d be hard pressed to find one that doesn’t come with at least a 10 year warranty.  Many will have a 15 yr warranty, or more. As for roofs lasting 5-7 years – unless the original job was done so poorly as to be obvious (even to your untrained eye) – there’s no general rule that “this type of roof” will only last that long.   You’re talking about a flat roof  – mat over tar (or adhesive) with flashing, in NYC – not a  gabled  overlapping shingles roof in hurricane alley.  An obvious exception would be if you have drainage issues on your roof – in which case it would be a drain problem – not a problem inherent to the roof. Regarding this contractor:  “new roof” is a pretty default answer for many roofing contractors – because they are lugging their equipment out anyway, along with manpower, and in their eyes – its “not worth it” unless theyre doing the works. While I understand an upsell – I refuse to do business with these contractors when they lie about my problem or needs.  I’d be a lot more willing to hear him out if he just said something along the lines of “this roof is fine, but its nearing the end of its (warranty, lifespan, etc)  – we can cut you a deal while we’re up here, and offer (another) 15 years of peace of mind” rather than lying about this type of roof lasting 5 years.   I can build a roof out of straw and tinfoil that would last 5 years.

He unfortunatly took you to be a sucker. I went for an inspection sticker. The guy said I needed new brakes & new tires to get the sticker. It is just a sign of the times. Call another roofer.
