Roof estimate

I recently got an estimate from 2 roofers recommended on the forum of about $9,000 for some roofing work. Work is to put on a new layer (modified bitumin) across my whole flat roof and build up the wall/base for 2 skylights (and reset them). The house is 17×55, though there are 4 different roofing areas (given some additions). The roofs are also going to be repitched and scuppers enlarged. I see much lower numbers on the forum for most of the roofing jobs, but does this sound reasonable given the work required and the fact that the roof is divided into 4 different areas? Thanks!

I had Rocco redo my roof a few years ago (before eventually doing a complete strip and new roof job a couple of years ago) and was plagued by leaks that he tried, but was unable to fix. Eventually he just refused to honor the warranty.

More important than a $1,000 here or there is; how long has the company been in business and will they still be here to honor their 10-20 year warrantee? I have always used Rocko’s All Type Roofing; I have some roofs that where done more than 20 years ago and still going strong. It is now Anthony Rocko running the show; while his father tours Italy…. They know more about roofs and flashing and skylights, leaders, gutters than you probably need to know…that is all they do. 718-837-1015 I have not called this number in years, his cell is 917-337-4709

We paid about $7500 for an approx 18’x 45′ roof: new layer of modified bitumen that went up and over the parapet walls (torch down method), building up the back wall of the roof, 2 brand new skylights, new roof entry hatch, new roof layer over the mud room, plus a new gutter/leader system from roof to ground (4″ leader from roof top to mud room to new gutter along mud room to new leader from gutter to ground). Work was done in Spring of 2013, no evidence of any leaks after last year’s harsh winter and on to our second winter now. I believe it came with a 12 – 15 year warranty, which is what most provide but typically, but, with a good job, will last closer to 20 years plus.

We paid $6,000 for a 20 x 45 roof, replaced one small skylight, reseated the hatch, added two air vents, included a tiny mudroom roof. Later we redid the much bigger skylight over the hall. I think that was about $1,200 but I can’t remember.

I found that prices for roofers – especially roofers found on this forum – are all over the place. Two prices are not enough to make a judgement. The only way to be more confident is to get more prices and detailed specs for what is included with each price to be sure that every job is for the same scope of work.
