Homeowners Assistance Services

Anyone else getting inundated (2-3x/week) with calls from these folks? They say they got our name from our bank (and they correctly ID our bank) and say that their records show we are having trouble with our mortgage (we most certainly are not) and they have various programs that help people avoid foreclosure. Anyone know what the deal is with this outfit? Are they phishing? Should I be concerned that there is some erroneous notation on our credit history somewhere?

The website does not strike me as a reliable entity, but you can follow the trail yourself if you like. adam_dahill makes a very good point, plus mortgage reports are not the only sources generating credit checks. New auto insurance provider is just one more source that will generate the same. If a lien was filed against your property for any reason, mistaken or not (mechanic, property tax, utility, etc.), those lists are sold as “trigger leads” too. Speak with your bank officer and make sure there’s been no error recorded in their records. Obtain your current credit report from all three reporting agencies. I definitely plan to ignore them. No worries about that. Ignore or report, if i can figure out that that are doing something wrong. We haven’t pulled a credit report for anything since the last re-fi about 18 months ago. It’s a different pitch than the usual “we’ll pay cash for your home” — I get lots of those. Some pretty agressive developer calls as of late, too. This is presented in the initial cold call as more like they are doing some kind of foreclosure prevention – payment plan, refi, etc. If this is an effort to get their hands on title, it is a total subterfuge. Again, I’d be curious if anyone knows specifically about these folks and what they are ostensibly doing.

Slopey- Your lender and mortgage is a matter of a public record. I get many of these notes saying they are interested in purchasing my house cash and for top dollar. This sounds like a new version but it’s the same old spam. Did you recently contact your lender and/or have your credit pulled? If so then this may also be a “trigger lead” The credit bureaus will sell leads to various organizations, mortgage brokers, banks, insurance companies etc.. when you do a “hard” credit inquiry. When I pull a client’s credit report, I always remove their phone number and email address from my system beforehand. The credit bureaus can harvest that contact info if it’s not removed.

These guys ultimately want to acquire your house at the cheapest price possible, by offering you some “financial services.” I would ignore them. They are rampant in some neighborhoods impacted by the foreclosure crisis and they are a grabbing homes cheap, kicking our generations of families, renovating them cheaply, and flipping them at exorbitant profit to deep pocketed people who don’t know what market rate has been in places like Bed-Stuy for the past 10 years.

I’d phone your bank & ask them about it. A quick Google suggests to me it’s a foul phish.
