Elastomeric cool roof coating?

Our flat roof is over ten years old and starting to develop some minor leaks so we’re looking into a new roof. One of the bids we expect to get is from a firm that uses a pour-on system that is elastomeric/acrylic. We’re looking for some feedback on how these hold up compared to a rubber roof. What the advantages and disadvantages are and what a typical cost id per square foot. Thanks.

A few questions first.  What kind of a roof do you have, hot mopped ashalt, rolled asphalt, tar & gravel ? How many roofs do you have, meaning was this current roof put on over another roof?  Do you know the source of the leaks? Flashings, roof stacks & vents are oftern sources, as are cracked and broken parapet caps. If someone is suggesting to “pour” a roof for you I would not be interested. However, a fluid-applied roof system could fesibly save you thousands of dollars over a tear-off and a new roof. FIRST  your roof has to qualify. Call Millad at 718-669-8305\. He is an amazing roofer. Rubber roof will be better and better for environment. When ever you do a rubber roof, it should last you minimum 10 years-15 years. My contractor (Millad) did my roof and gave me 12-15 years gurantee and it is still good . The pour-on system essentially uses your old roof as it basis.  The cost of that pour-material is less than two hundred dollars and the cost of a days or so labor to mop it on a 45′ by 20′  flat roof.  It is about a five hundred dollar job. It is not highly skilled work. I couldn’t see anyone you pay doing a  job like that giving you much of gurantee on a poured-on roof. I seen postings on this web site saying the cost of a new rubberized  flat roof  about the size of the previously mentioned roof costing around six thousand dollars. This would be done by a skilled roofing contractor. I believe the gurantee is at least fifteen years.

You cam also call YKM roofing at 917 807 7498 for an estimate their rates are very reasonable
