Can I buy a brownstone for 450k in harlem?

The guy who lives next door says I’d be bored in Jersey since I like going out He says to buy in Harlem and rent other units and it would cost 700k. I am pre-approved for only 450k and i would use fha loan. I like the idea of brownstone / landlord but all the listings I see seem to be junk data. Can I get anything or do i need a partner?
