Renovation - HELP!!!!

For what it is worth, over the next few years there will be many laws passed that will force you to allow the DOB to enter your home (either directly or through a licensed subcontractor).
Reading up on the changes to New York City Gas Code being implemented in 2020 alone can give you an idea of the changes coming for both contractors and homeowners.
It is interesting what is happening, and as homeowners we should all be informed either way!

Could someone please explain to me what is a DOB LS-3 notice is? Last week when I was at work, my apt Super called me that the DOB inspector and gave him a “Notice to call for inspection” notice and wants me to call him back for a revisit. I checked the DOB website about this complaint notice, it’s for “illegal conversion in residential building”. I know it was the second bedroom that the previous owner had built before when I bought it. Please anyone tell me what is the difference between LS-3 notice vs LS-4 notice. And what I should do about it. Also, the website just had an update about “C1-inspector unable to gain access – 1st attempt, and in the comment area “Access to building, no response from knock and bell. LS-3 served to manager” I know for a fact that a neighbor filed a complaint about me. Thanks in advance!

Don’t do anything, after 3 failed attempts the dob will close the complaint and that will be that.

Two attempts will be made, not three.

Make sure there are no photos online of the apartment (since you said a previous owner did something). Request that streeteasy, zillow etc. remove photos from old listings. Inspectors look at this stuff now.

With a “Priority B” complaint, they will be back in roughly a month, give or take a few days.

LOL okay it doesn’t work that way anymore, the DoB doesn’t just go away after three visits. Although they never have the power to enter without permission they can now bring fines for non-compliance. I would suggest that you go to an expeditor first (not an architect or engineer until you know what the problem is) and run the property and violation by them and get their opinion on legalizing the situation.

They will come back between 30 and 50 days for a priority B complaint and then will close the complaint if no one gives them access. If you don’t let them into to inspect you don’t really have anything to be concerned over.
