How to make a "tired" home look better?

From what I’ve seen of the actual houses and the Corcoran photos, they have a photographer than can turn a hovel into a palace (at least on the website). Sanded floors, fresh paint and staged furniture for the first house is a start.

Hi, I posted this question in the house of the day post of the day. Here is the link: http://brownstoner.staging.wpengine.com/blog/2015/06/house-for-sale-in-prospect-lefferts-gardens-brooklyn/#comments Putting aside the condition of the floors/ceiling, how would one go about making those rooms look better? For example, look at the living room in this link: http://www.corcoran.com/nyc/Listings/Display/3469063 I am NOT talking about upgrading inside the walls. I am talking about making the rooms in the top link sparkle/pop like the living room in the second. Is it simply refinishing the floors and painting the walls? (Assume floors/ceiling/walls are all in good condition, but just look “tired” and “dreary”). Thoughts?

i don’t think this house looks “tired” at all. it could definitely use some new furniture, things on the walls, personality, but wouldn’t call it tired. is this your house or something?

to make the first looks *look* like second wouldn’t be too expensive. skim coating, floor repair and refinishing, paint, maybe some wood stripping/staining. it might look nice, but you’re going to have a house with a ton of issues if you just do a patch job. i would bet that the plumbing and electric are completely shot, roof, windows etc. that’s where it gets expensive.

This is the second time in a week I’ve agreed with “no-permits”?something I rarely do. Repairing the floors and walls of the first house would make it look as good as the second, but to do so with a house that’s obviously been neglected for years would be a serious error. Cosmetic repairs should come after more basic work is done.

The second house is photoshopped! Most listings in that price range are. At the very least, the photographer takes at least two photos from the same perspective and combines them, in order to get interior lighting and window shots, known as HDR. The fireplace? C’mon.

I think the second house may have Sheetrock and not plaster walls…judging by the crown molding. To get the polished look in house 2, it requires more money, time and skilled restorers than meets the eye. The floors need repair as pointed out by all, and there is no guarantee you can get those floors sanded to that light of a color. I’m guessing 20k minimum of wood stripping of window and door casements All walls and ceilings need smoothing and painting, and crown molding restored/replaced. That easy elegance Is not easy to execute without a good amount of time and money.

It’s really just a matter of painting and refinishing the floors to make the rooms shine. In the first photo, it looks like the trim is painted in the same flat paint as the walls, which looks terrible. Semi gloss trim with flat or eggshell walls would look much better.
