Floorplan Help
I would use the first one with the larger bedroom. The other makes little sense for most people, especially anyone single and a young couple with no kids (and for a baby, the middle space works great), the largest group of renters for these size apartments.

I am renovating a 2 family rowhouse and would love some opinions on my garden rental apartment floorplan. The house isn’t wide enough to make two legal back bedrooms, so no matter what it needs to be a legal 1 bedroom. We’re working with about 1200 sq feet of space. 15×50 Garden and a 15X30 finished basement. Now for my question, anyone have an opinion on whether I should split the back rooms in half and make 2 back bedrooms that are small or do one large back master bedroom and a windowless den? I have attached a “floorplan” – I hope it works…

It’s only 15′ wide, right? I think you need to take the one bedroom and den approach.

you can do an overlapping extension in the back to make two bedrooms, bath in the middle of the apartment and a combination open kitchen and living room in the front. imagine a long hallway running the full length of the apartment, with the end of the hall being the entrance to the extension bedroom.
