Architect Recommendation? Landmarked 1852 Wood Frame Porch Renovation

I have restored wood frame houses in South Slope and Greenpoint and would be happy to discuss this with you. I am working on a design now to restore a porch on a wood frame house in Queens and we are planning to come very close to matching the original porch seen in the 1940 tax photo. www.josephkoelbelarchitect.com

My wife and I are looking to restore a previously removed front porch to our 1852 wood frame house in Fort Greene. The front facade has been renovated previously – now it’s time for us to take on the porch, stoop and front patio restoration. The architect we used last time around is too booked to take the job right now – we were hoping that the forum might have some good recommendations. Thanks!

Do you know you are allowed to rebuild it? We are not landmarked, but the DOB gave us trouble when we had plans to “rebuilt” our wood porch (even though it was present at that time.) We had to agree to “restore” instead of rebuild and they required current photos, old tax photos and sanborn maps to prove that it was originally wood even though it existed in wood when we bought the house. You cannot currently build a wood porch lotline to lotline and one examiner even told us we had to remove it! We ended up getting approval to rebuild it but it was a bit touch and go there for a while. Building it “new” might cause you an issue.

Yes – we went through a similar situation on the back of our house during the primary renovation – Landmarks was actually very helpful in coordinating with DOB. They expect to fulfill a similar role this time around, so we’re hopeful. Thanks!

Start by obtaining the 1940 and 1980 tax photos from the NYC Department of Finance. As long as you match the photo, you will be approved.
