Architect Plan - Strategy for two separate renovations? One plan or two?
Thanks, Go Bed Stuy Go. And, just to confirm my understanding: his filing of the plans to get them approved is step A, and is SEPARATE from any permitting that needs to be done later. In other words, once I have plans approved, I can prance around with them under my arm until and when I figure out the rest of what I need to do?
My only question is, by Plans, isn’t it What Is To Be Done? If so, then can I break the project / permitting into as many pieces as I want, so long as it matches the approved plans? Or does the Scope have to be defined on day 1 when he submits them. I mean we’re talking two floorplan changes, in two separate time periods. I would get one set of plans now for all of it.
I hope I’m asking that correctly.

Hi all,
I have two phases of my project for my 3 story, 2 fam home. The top floor needs to be renovated soon, and the basement floor needs to be renovated later (in a year or more, no rush). The downstairs renovation involves fixing a staircase + connection between the bottom two floors, if that matters as a detail.
An architect quoted me a fee of 12-15K for the top floor. We didn’t really go into much detail for the rest of the house.
Does it make sense to perhaps get the plans for the whole house, for everything I want to do, once and for all, but actually still only do it in two phases? I’m betraying my ignorance here.
I assume the architect would need to be available in that ‘Phase II’ period, which is a risk I’m taking.
Or is employing an architect twice the thing to do?

(And just to clarify, the Phase I project involves a small layout change [expanding a room size on top floor and gutting] and the Phase II involves a potential layout change of the basement floor; parlor floor would be unchanged)

I think you can just ask the architect to draw the plans and pay them for that. If you want them to oversee the reno then you enter into a contract for phase 1. I don’t think it’s good idea to pay them for future work.
The bigger deal is if you’re hiring an architect I assume you’re getting the work under permits. You’ll have to pay for whatever permits, expeditor and engineer fees twice.
