Do you know what it costs, even though you haven’t designed it? Or, you designed it and have a contractor’s estimate, but you need help with a permit?

If you are just “renovating” and with a budget of $50,000 it sounds to me like you do not need an architect, you need a contractor that you have good communication with and can see the things the same way. If on the other hand you are completely re-configuring, knocking down walls etc that needs to be filed then it is going to cost you more than $50,000 What is it that you are thinking of doing?

Thanks for the replies. I need an architect because I bought the place with open permits. So my first priority is to close the outstanding issues. But I also want to do some small aesthetic alterations to the place — remove a wall (not load bearing), add another, redo some finishes, etc. The budget is 50k, because that is what I can afford at the moment. Any architect recommendations?

First you need to understand what is preventing sign-offs. Contact the existing architect and perhaps they will tell you. If it’s just general paperwork they may even deal with it. If it’s because of other issues related to paperwork by licensed trades who did the work there, you should follow up with them. Finally, if there are issues with the work itself, you may need new contractors, new permits to supersede etc.

I would not even consider doing any actual changes without first understanding the reasoning and associated cost surrounding the open permits.

Thanks for these thoughts. I have reached out to the existing PE and licensed trades and have a sense of the issues. But i need to work with an architect to understanding all of the costs and move forward.
