New Plumbing

Hello everyone,
I am about to purchase a 2 family brownstone in Bed Stuy. Can you please let me know how much I should anticipate paying for NEW PLUMBING and NEW ELECTRICITY?
Also, do you have a TIME estimate for how long this would take?

There will be a huge range based on your plan. If you go with decent licensed trades they will give you an estimate with a detailed per-fixture or outlet cost and you can compare prices between them. Ballparks based on not knowing any details for your home or your construction plan are pretty meaningless. Are you gutting the place, leaving the same layout but updating, an all new layout? If you’re gutting or at least openign up a lot of walls that makes it faster and easier and thus cheaper.

Do yourself a favor and don’t go with the low bid, ever. It is tempting, it is human, but it is always a mistake. You will end up paying more than the middle bid and go through a hassle, because it means the low bidder doesn’t know what they’re doing. If they did they’d charge more.

Is 8k for the electricity or for the plumbing? Also, is it an apples to apples comparison? For the plumbing I am talking about a replacement of literally every pipe in the house. Both the waste system, including stack and line to street, and all the water lines into the house and to all the fixtures (kitchen sink, boiler, hot water heater, fridge for ice, 3x bathroom sinks and shower systems, washer/dryer, laundry sink). For the electricity, it’s cables to every outlet and light fixture in the house plus replacement of the main panel and circuits.

Thank you. The house is a two family. It currently has one bathroom on garden rental, and one on top floor (2nd floor). I’ve been quoted 8K and as you say 30K. And I’m confused by the discrepansy.

Based solely on my own experience in a 3 story house, new plumbing ~$40-50k and new electricity ~$30k. If you’re doing a gut renovation it might be slightly less due to volume discounts and less labor needed because everything will be exposed. If you need to do it while carefully maintaining the existing walls of the house it may be more.
