In between floors plumbing, who do I call?
You need a plumber. We replaced the waste lines to all the fixtures in our third floor bathroom working from the ceiling below. But nothing was encased in cement. The work didn’t take long, and they can do do it bit by bit so you are not without plumbing for too long in each section.

Hello,
Our tenants Clawfoot plumbing pipe that joins into the floor and sends the dirty water to the waste line is cracked in the tile are, leaking a bit when a lot of bath water goes down, so it needs replacement. It’s slow and it broke while trying to fix a clog.
I got a general contractor to look at this and he said the work can’t be done from the 1st floor ceiling into the 2nd floor, because the pipe sits on the joints and is surrounded by cement. I would like a 2nd opinion on this, if the fix can be done from our 1st floor as the 2nd floor is occupied and there won’t be a bathroom for a week and the amount of dust it will create, kids, etc. I was cleaning the dust created just by opening the ceiling in my 1st floor for a week. This is the only bathroom in the apartment. He said the floor will have to be ripped off and mentioned melting some lead pipes and suggested we re-do the toilet connections too, a weeks work or so. Pipes are probably original, as old as the house 98 years and in hindsight we should have renovated the bathroom and plumbing. I’m conc erned this work will actually crack the main waste line, etc.
Who do I call for a second opinion? Another contractor or Plumber? On top of this, it has been hard to find anyone to come and look at this. I’ve attached a picture. thank you.

Looks like old lead work. It’ll likely have to be replaced to the vertical waste line and doing the toilet as well is a good idea. No one s going to do that jobe through the ceiling below.

Any idea how many days such work takes?
I was told 4 days, but my gut tells me it will be more. With the estimate, and I think some risks that the job might bring, I was thinking I might as well renovate the full bathroom. The issue is what do I do with the tenants? They are on a month to month, but I don’t even want to go there, yet.

4 days sounds realistic for removing the tub, busting out the floor running new pipe and patching the floor. Doing a gut reno of the whole bathroom is going to take much longer. I would do the plumbing now and a bathroom reno later when you are between tenants.
