No resturants or bars please......

I see a lot of vacant commercial spaces that are up for rent that specify “no resturant or bar”. What are the disadvantages in renting out to a resturant and bar? Thanks

There are many reasons landlords do not want a restaurant or a bar. Here are a few: The residential rents upstairs go way down; who wants to live above a restaurant or bar? The Fire Insurance and liability rates go way up. It is an extremely hard business to run with all the bureaucracies that are involved and many restaurants go under before they are even open or soon after because they are under capitalized or staff issues etc. and under the pressure they blame the landlord! Look how long it takes for some of them to open; with the buildings department, the department of health, the liqueur license etc…. then they open and they are immediately attacked by the blogging critics….it is an extremely tough business. Most small landlords want a stable tenant, running a simple stable business. That said; many that say no restaurants, bars etc. if a seriously capitalized experienced restaurant/bar owner comes along some may consider it…but not many, because why are they not buying a building if they have that much capital?. If the building is not already zoned for an eating establishment…..perspective tenants should keep walking, the landlord is doing them a favor.
