In a 3-fam dwelg where i live in middle apt., the female tenant of first floor constantly uses 45-min showers. What's the etiquette for informing her this isn't tolerable?

Thought I asked?!?  I am a LL of a 3 fam dwelg (not brownstone) & my question is what’s the protocol to advising a tenant that she’s using too much hot water, leaving none for anybody else when she takes 45-min showers, even twice daily.  We never had anything like it!  Luckily, the top floor apt is empty, so there’s just three people in my apt. and this couple directly below.  When we had ‘a full house’ we Never ran into this problem–even when there were enough guests staying on w/everyone taking showers many times a day.
I lived in an apt. bldg before & know what it’s like  never to have hot water–just tepid, even w/ a baby! Yes, I complained then but nothing ever  improved. Anyhow, I didn’t want any body else to go to experience a cold or tepid shower so I wait if I hear the shower going before I take my own.  But w/ this young lady, she seems to use it as a free flowing water fountain.  Anyhow, what can I do to intimate to her that her long indulgences takes away the same necessity from my own use?  The other problem is, her cooking odors.  I am not a fan of Chinese food but I do recognize it as a cuisine. However, whatever she is cooking, we cannot tolerate, makes us nauseous; we’ve politely told her to open their kitchen window when cooking, but they’ve not ev er  opened any of their windows since moving in.  & they don’t even have an A/c!!  She used to keep all their shoes outside her apt. door, where they not only give off odors, but can be seen by anyone who comes into the common hallway.  This I put a stop to.  Otherwise, they good tenants, i.e., quiet & timely payers.  Any suggestions? I’ve asked them if they intended to stay on at the end of current lease & their answer was ‘they like the neighborhood, etc. & wd let me know their decision after I advised them whether their rent would stay the same.  THANKS.!

if not,

bahahahahahaha…. 

first, reconsider being a landlord.

second, install hot water heaters for each apartment and make the tenant pay the utility for use.

third, install ventilation for the stoves.

consider yourself lucky its not someone who runs the hot shower all day just for the steam.

and fwiw, not everyone likes ac.

You should not be a landlord. I agree with the above commenter: install exhaust for cooking, install separate boilers for each apt and make the tenants pay for use. And quit your whining and finger-pointing.

Quiet and timely payers…sounds like an optimal tenant. Bump up her rent next go round and use the proceeds to install a bigger hot water heater.
