Tenant wants lead testing.

Y ou mean testing?
for an obvious rea sons I could not recommend the comany who did that testing for us. The guy who did he testing did a good job reading and collecting tests.
But the the sloppiness with sen ding results and how they dealt w it h our questions – I w ould not recommend them.

Homeinspector’s last comment is a VERY helpful one to consider. Just today I asked an insurance inspector to stop our conversation until outside and away from the building. It is too much for landlords to manage property conditions and unnecessary tenant anxiety. Better to have potentially fear inducing conversations with experts away from tenants instead of in front of them if possible. I value vendors who can navigate this issue well

But what a learning experience. This was an experience money can not buy. Save the dust tests the inspector did so if you ever have a problem down the road you can prove you had a test done and it was negative.

I almost said it the other day, that this will turn out to be nothing.

Technology is super helpful… until it fails. Glad this worked out the best way it could have after the false positive. In my experience it is better when freaked out tenants in scenarios like this do not end up renewing their lease. Better for all if they are living somewhere they are comfortable to live in instead of living as if on a hair trigger waiting and watching for another problem with the apartment

Those days I had to take again some leftover high blood pressure pills that I still have after my high blood pressure was resolved for good some time ago.

BTW, most of it is common sense.

The city is wrong headed about this. They want housing. These are the houses we have and unless a family has been living on some sidestreet in bushwick since 1945, all of us – tenants, homeowners, landlords alike – made a choice to come here and, in spite of known risks, live in these places. Even if a landlord is not negligent in their maintenance, there is still going to be some risk and that risk is a lot to place on the shoulders of small landlords. Look what it just did to you.

I said it to a customer the other day; “after reading what i just did about lead and the risk to landlords, if i were a landlord, i would not rent to children”. That is the message this sends to us.

Also, I read that some CDC officials were against lowering the threshold to 3.5 and putting additional restrictions linked to this theshold.
While any level of lead is dangerous, the reasoning was that the system is overwhelmed as is and the resources should be directed in curing cases where kids have lead level 10+ which are still plenty.

Well, there is a very strange update.
We got XFR report as a first part of the report.
It has a table what shows location ( like wall A, B,C,D, window, door, etc.), reading result ( positive/negative), reading number and paint condition.
Paint condition is Intact everywhere.
but some positive results are really-really strange.

For example: we have sheetrock ceiling in 4 rooms.
One of them has reading 12 (!). It is sheetrock, I was there during the replacement.

( leak from skylight – we replaced adjoining ceilings: this one and next room, the kitchen, both rooms are near the skylight).

Both ceilings were replaced completely at the same time, plaster removed, sheetrock installed, primed, painted, sheetrock was from home depot, as always.
One ceiling is positive with 0.3, another is… 12!

Also, there is a built in in the bathroom. It is made to look like original, but it was built after 2014. First we made a built in in the bathroom below ( our own) in 2013, and we used doors salvaged from the hallway built -in from our apartment.

This cabinet turned out so nice and convenient that we decided to built similar for our tenants to boost storage. And later we did.
But we did not have any more salvaged doors! All the wood for both apartments were bought in home depot. Our contractor created replicas of the doors similar to ours.
All from new wood. I even probably have a picture of the same bathroom without this built-in from earlier ads.

Long story ends up with xrf reading on positive 0.6 for that cabinet.
We did use replicas of historical more ornamental hinges, but also brand new…

The rest of the bathroom is negative ( bathroom was gutted in 2004 by us).

I wonder how accurate those reports are.
