Purcahsing an SRO?

I’m considering purchasing an SRO which has a certificate of non-harrassment and pre-approved plans to convert to a 2 family.  Has anyone been through this process?  How does it work?  What are the dangers, etc? Thanks!

If the building has been empty for 3 years (and you can prove it) then you should be fine. It is less than 3 years since the building was vacant, former tenants can come out of the woodwork and claim harassment. Even if the CNH was granted, they have nothing to loose and potentially some money to gain. If a judge agrees, then the CNH can be thrown out and you can’t apply for another 3 years. If all the papers are in order, including acknowledgement from every tenant in the past 3 years that they were not harassed to leave, your chances are much better. Also, if the building has a bad violations history, it can be seen as evidence of prior harassment and used against you when applying for a CNH. But it sound like that is moot given the CNH already in place. Finally, if you have problems, get experienced legal counsel to represent you.
