Row house conversion -- residential to mixed-use?

I own a 2 family (B3-2) 4 story row house near Fulton Street on the Clinton Hill/Bed-Stuy border and have started to consider converting one of the lower floors to a commercial space (not sure what yet…). I think the zoning for the general area would allow for this given the house’s proximity to Fulton St. Can anyone offer insight as to how lengthy and complicated the process is? Any rough idea of what it costs, aside from the construction? How can I estimate the tax increase? Any insight would be appreciated.

The first step is to conduct a zoning analysis to confirm you can attempt the change.  Upon confirmation, the second step is to proceed with an Alt 1 application for change of C of O.  3 months at DoB.  I’d guess that once you file Zoning Exhibits at the Dept. of Finance, an updated appraisal will take place triggering the change to taxes, but I am unfamiliar with this process by DoF.  www.agenciegroup.com
