English basement - add above grade addition in back to legally rent - viable?
It sounds like it is really a cellar, so not easily.

We are considering purchasing a house with an Eng basement. In the front of the house the basement is more than 50% bellow grade and in the back of the house the basement exits at ground level. One thought is to add an addition to the back of the house to create an additional room adjoined to the basement level. Would this help to eventually legalise the rental of the basement plus addition? Note the home is a two family.

Just to point out: grade means legal grade, not the actual grade. It is most likely the the same in the front and the rear of your house. Check your survey. It should show the actual legal grade.

Is this the basement or the cellar you are talking about? Usually the basement or garden level is a bit below level on the street and comes out full height to the backyard. An addition will not make a difference, unless there is currently not enough space to fit a bedroom, kithen and bath.
