Need contractor/architect.

Is the scope of your work a gut renovation of the second floor, a deck over a rear extension + stairs, entire new interior stair central air throughout, new recessed lighting throughout, and gut reno to all bathrooms and kitchens?  Personally I think it could easily reach $450K, but that is with a certain level of design and detail.  I think you might also be able to bring it in for under $300K if you are flexible and work with the right GC.  I just completed a 2-family near-gut renovation (1st floor gut including structural work, 2nd floor major work) plus basement build-out including restored rear foundation wall, complete new slab, new partions, lighting, etc.  In the end it will come to around $150K.  (just so you know no central air, no rear extension and deck, stairs left as is) How did we do it?  A very competent yet comparitively inexpensive GC who did all plumbing and electrical in-house (licensed), a flexible owner who did a lot of legwork and research on the most cost-effective products and who bought a lot of finish materials himself, and a design that emphasizes the creation of liveable spaces over recreating historic detailing at all costs (though we did restore all we could when practical).  I would be happy to talk with you more about it –  Josh  917 365 5524   josh@jgoldsteinarchitect.com www.jgoldsteinarchitect.com

I just purchased a 2 family, fully attached house in Bklyn (basement, 1 floor apt and a duplex apt). I need a substantial amount of work done from dealing with a possible mold/moisture issue in the basement, to doing a full gut reno of the second floor (including changes to the supporting walls) to a deck being built off the second floor (over a first floor extension) with stairs into the yard. New bathrooms, new kitchen, central air, lighting, entire new staircase, etc. etc. etc. Does anybody know of a firm that could offer both an architect and a contractor. I don’t want to go through 2 separate processes – one contractor search and one architect search. I’m also not looking to do a luxory reno here. Just want to make the best use of the space, updating it at the same time. One floor is appx 17 by 50 and the top 2 floors are apps 17 by 40\. Thanks.

You won’t find an architect that is also a builder in New York (if that is what you mean.)   It is not legal for an architect to offer design-build services in NY.  You CAN find an architect who works closely with contractors to prepare cost estimates or budgeting to guide you through the process.  There are many architects reachable on this site.  I would start there. Judging from the description of your house and desired scope of work, I would estimate a renovation cost of $450K or more.  If you are not prepared to spend that much, then you may need to re-evaluate your scope.  But that is also why it is good to hire an architect…so they can talk you through options of cost cutting and prioritize your desires for the house. I already know what I want done. The only reason I need an architect is to finish of the edges of that. And quite honestly, I don’t expect a renovation of less than 2200 square foot space to cost nearly as much as buying a house in most areas.

We do both all the time but arch_tect’s numbers above are correct. A basic renovation like you describe starts at 150/sf and can quickly go up from there.

Assuming this is an older home which will typically have many “surprises” once you start tearing down walls From what you said, I would expect that at minimum you will need 250K if you stick to the low end stuff (cabinets, appliances, flooring, etc.) and do as much as you can by yourself.

I have to agree with the estimates given above. Central air, new stair, Structural changes… all of that adds up. Especially in an older house. Keep in mind that at minimum you will also need to contract with a Mech/Elec/Plumbing Engineer, Structural engineer and expediter. The architect can coordinate all of that. You will get a more competitive construction price if you let the architect bid the job to multiple contractors. All architects should have a few contractors that they recommend and can bid to. I would also meet with several architects as well, as we are not all the same either.

My company is a design-build firm.  We are builders who design – which the DOB dos not care about.  For engineering and DOB filings, we have numerous professional allies.  We also have an in house architect who does all of our 2D and 3D renderings for our clients.
