We are about to close on a three family Landmarked townhouse which needs some relatively minor work on the inside and a thorough make over on the outside. I’m keen to find the right pay grade of architect, one who can help with drawing up and submitting plans to the DOB and LPC and who can make sure the exterior work all complies with the LPC’s codes. We do not need any design advice on the interior work as we know what we need to do. Work moving one stud wall to expand a bedroom and overhauling three bathrooms and two kitchens. The exterior work needed includes a new stoop, railings and re pointed facade.
I have some experience with renovating properties but not in NYC which clearly has its own ways. I understand that a % fee is generally the way architect’s charge for their services but perhaps by the hour would be better for this job. What I really want to do is make sure we get the balance right and not employ more, or indeed less, architect than we need.
I’d be really grateful for any advice!

You will find, like in anything, there are many out there.  Interview and see who you like.  Projects can be done percentage, hourly or set fee.  There are plenty of us who work in Brooklyn and several here on the forum.

I’m just amazed that moving a wall and renovating two kitchens and three bathrooms is being called “minor” work. what else is there before a gut?
