We’ve had Marvin windows installed by Historical Windows (formerly called EZ-Tilt). EZ were great to deal with and did an excellent job. The Marvin windows are also top of the line: 4-6 years later they look and function perfectly, unlike our Pellas which are horrible! My only complaint is the incredibly high price (especially for brick mold, not just inserts — the latter being penny-wise, pound-foolish IMHO). I suspect less heavily marketed windows (like Loewen, Kolbe, Lincoln) are just as good. But the key is getting first class installers and this is where EZ is hard to beat.

Thanks so much for your thoughts.  I’ve heard about Marvin Integrity composite and wood windows that might be a little cheaper.  Thing is, about all the complainers, there are almost none for Marvins and almost none for Historical Windows.  We do have  bead on a first rate contractor though, and it might be good to have him do the install.  It’s a journey, but one we enjoy!

We replaced our home’s 100+ year old windows with Marvins and are really happy with the windows.  Our contractor did the install, but friends also in Landmarked homes highly recommend Lucky Window Products (I think that’s the name–if not, it’s something very close to this).  Supposdly Marvin has one of the better warranties on windows.     I’m sure most places get a bad review at some point–there are always people who will complain about everything or have unrealistic expectations.  If I were you, I’d just have a couple of companies over to give you a quote and go from there.

Insulation will not help with drafts, you have to seal air leakage. We normally caulk behind brick molding and along side brick molding. if there are cavities behind, and you have managed to seal the infiltration, I would get a case of the window foam (doesn’t expand as strongly), and try that before calling in a contractor.

We’ve used ALL HVAC for routine maintenance for about five years and also for one more major compressor issue. We’ve always been happy with their work and find their back-office support to be reliable. I’m not sure how they compare to others, but plan to continue to use them.

If the subfloor is rotten throughout, you probably want to take it up before putting plywood down. If it’s only certain areas, you can fill patches. My floor guy, Desmond saved my subfloors that I wanted to finish. You need to replace any rotted subloor you may have or you are going to have an uneven and possibly unsafe floor whe you are done.  I don’t think you are going to find a “good floor guy” or a “quality person” to put down new flooring over a rotted subfloor.  No one with any integrity would do that.

haven’t used airlite but i recommend bayridge windows.  they did my windows & doors.  they worked very efficiently to get the landmark approval done swiftly.

If you are lucky enough to have original windows, you can make them more energy efficient than replacement windows with maintenance and storms. There are a lot of disadvantages to replacement windows, which unfortunately we have: They are very expensive, they don’t last long, and they sit inside a frame inside a frame so they look unattractive and reduce the size of the window glass and the amount of light and view.

You will way overpay if you go with a formal property manager…. they will be insured, etc, but that feels like overkill.  I suggest you find someone local to come by twice a week to take care of stuff and pay her/him directly based on what you want done.  For context, our 6-family condo pays a retired guy who lives on the next block to bring out the garbage twice a week; sweep once a week; “big clean” of indoor and outdoor common areas once per month.  We pay him $250 per month, plus a generous holiday tip.  Good luck.

your c of o will determine what needs to be there. If it is a single family then you can have open beams (I do) and dob recently signed off on them. If you have a multiple dwelling you may still be able to keep them provided the boiler room is in a seperate enclosure with a fire rated ceiling.

Yes; and gypsum wall board aka sheetrock (5/8″) will provide a proper fire rating – metal ceiing panels do not have a fire rating. I suppose you could use spray-on fireproof material – but why? It’s not meant to be a finish surface.

I also put a deck off the back of my parlor floor, but took out all three windows and put in three doors.  It eliminated the need for changing the structure (you will need a beam to act as a lintel across your large opening, and was not expensive.   Also, the deck is at the same height as the interior floor, so there is no step when going out.  I am very happy with it and would not have only done one door.
