Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Flat Hardware, on Flatbush Avenue @ Midwood Street, in PLG, has basic plumbing stuff and is open until 8PM on weeknights, but I think they close earlier on Sunday. They have a pretty good stuck, although not comparable to Leopoldi’s or Tarzian, in PS, but their hours are great.

I’m not a pro, but having gone through this myself, when in doubt the answer is almost always yes, you need permit. To replace a basement slab you would need to break up what’s there. To do that you likely need to get cores done to test how deep you slab is, the dirt underneath, whether your foundation needs underpinnings or not–stuff an engineer would know. If it’s a rental space there’s other various requirements too–waterproofing, insulation of the slab, and son. It’s possible you don’t need a permit but I would assume you’d need one because digging down below a house can be potentially catastrophic in the wrong hands.

Thanks. We will install 2 inch Polyiso insulation and a vapor barrier. There are already “test pits” from old framing that stood before the current slab. We can see the dirt below in several spots. We’re also installing a pressure relief system along the perimeter. We’re doing the slab in order to waterproof.

Vinyl do not make 82’s. So the choice is wood or aluminum, and custom. I’ll check out the sellers you suggested. Meanwhile, am having a window expert from Home Depot come and let me know whether I can perhaps repair the windows I currently have. Arkady – Andersen are far to expensive since I need very tall skinny windows with brown/black exterior. The wait is not a problem. If you currently have aluminum windows, those are pretty simple to fix. Usually just the balance mechanism needs to be tightened or replaced. Thing is, standard aluminum windows you buy now, are pretty much the same as 25 year old aluminum windows in other houses. Sure, the glass might be low-e or what not but the air infiltration rates and overall efficiency of the frame is the same. So you might as well fix the frames you have now. In the long run, it’s best to do windows right the first time around. You’re going to spend a good amount of your budget simply paying the contractor to install windows that are only as good as the ones you currently have or marginally better.

Their brass plumbing parts are much better quality than, for instance, HD. But you have to ask for it. They have lots of old things that no one else has.

It is quiet a lengthy and cumbersome process to actually buy the land. It will of course effect your neighbors FAR. You will need new surveys for the proposed new block & lot mets and bounds, then check that each lot has enough land to support the structures that are currently built on each new lot; meaning that for example once your neighbors lot becomes smaller, can such a large house sit on a lot that size? If not you will need a variance. The whole process involves, the buildings department the tax assessors office, if either of you have current mortgages, the Banks and title companies etc. etc. etc. If all you really want is a larger garden that you can maintain and use & enjoy. It may be cheaper and easier all round to work out a long term net lease arrangement.

They are in Texas, ship all over at reasonable rates and are very personable to deal with: IE they have live very knowledgeable people that can talk at length over the phone to get quick answers to complicated questions. They can make customized pieces as well.

what resident2 says. i will add, it’s probably a $100k process between the subdivision, zoning lot, legal, professional, current survey, updated survey, etc. i would say it can easily take a year and it will be a nightmare dealing with the bank. the bank may even want a pay down if your neighbor has a mortgage. is it worth it?

That sounds promising. Again, I’m not a pro, but it was my understanding in doing our basement that: you need to have a minimum 4″ slab, fully reinforced with rebar/mesh. To do that means digging down at least a little, as you have to break up the old slab, (ours was a 1 or 2″ thick rat slab!) tamp the dirt, put down a few inches of gravel/stone, and still make room for your 2″ of polyiso etc. If you’re keeping floor the same height as it is now that means you have to dig down 8 or 10 inches. For our 4″ slab we dug down a foot to gain an inch or two in height. In doing that, you have to know in advance what your foundation is like both at front and rear and on sides. If you’re lucky you don’t have to underpin. If you’re not… You also have to deal with all the existing lally columns in basement during all this, with creating temporary ones as you replace slab, and then you end up having to replace old ones with new ones since the old ones are presumably ancient and likely not the right height anymore, which means jacking up the beam etc. I’m quite sure people do this all the time without a permit or the input of an engineer and come out fine if their contractor is skilled and conscientious. There are plenty of famous exceptions though when foundation walls crumble, the neighbors walls start to crack, etc. So going the permitted route protects you against really dangerous possibilities.
