Try Armaclad triple pane fiberglass (PA company), – we really like their windows and much more efficient than Marvin or Andersen.  Got them through Window-Fix, who was only okay on installation but did find the company.  Also just found a LI company offering German quality energy efficient windows that are made in Poland: http://www.libertywindoors.com/liberty-windoors-about-us/   Don’t know about their prices but am planning on checking them out.  Canadian windows are harder to come by but also more efficient and well made.  My theory is that if I’m going to spend anything like that on a window, it better be really really good, ie – offer the energy efficiency of a wall, like windows in Europe do.

Paid that for clad-wood back window 80×36\. Worth getting a good brand. Aluminum ones may be cheaper but are horrible.

I second Adam Dahill. It’s one thing to bust your butt when you are looking for business, but I re-financed about a year ago and lost the paperwork.  I called Adam up and he had it out within the hour.  He knows I’m not going to re-financing in the near future, if ever, so there really was no reason for him to  jump right on it, but he did.  I was very impressed as I’m a big “actions speak louder than words” guy.

We used him 9 years ago, he was also referred by my broker….The house was being sold as is, we agreed to the owner’s  stipulation that any disaster uncovered by the report would not affect the over asking price we had negotiated. Joe P was so thorough and vocal about the problems that the owner caved and we were able to get a 250K reduction in the price:)

While you’re at it, get a timer switch for the fan.  Then you can leave it on when you leave the bathroom and not have to remember to turn it off. I didn’t think I would really care about it, but we really like having it after using it for a while.  You can get combo units so if you also want more light or a heater in the bathroom, you can address those needs with one fixture.

Assuming you’re not violating the building code or zoning resolution, dramatically alterning their house, claiming your working chimnies (as long as they extend them as required), and marring the view from the street are things that NYC property owners are allowed to do. LPC is a different matter, as their arbitrating style/taste, not building heights or lot coverage.  If they’ve falified their LPC submittal, then @grandarmyrec is spot on.  Contact LPC, and demonstrate the falsification.  LPC won’t take the situation lightly at all. I second the recommendation of Peter at the Stained Glass Store for the repairwork on the window. The wood frame you’ll have to have a carpenter or restorer repair. Take the window in the wood frame to Peter, he’ll take the window out and give you the wood frame (it’s safer to trasport the window in the frame).
